I guess I'm still old fashioned in my way of thinking--instead of selling the land locally via local media, by using the Internet the sellers are attempting to reach out to buyers from other areas that probably don't know the true value of what the land should be able to be purchased for. Hence a form of price gouging. I'm always skeptical of pricing of such items being sold via the Internet.

If you DO find affordable land, check with the other realtors in the area! If an advertized property is cheap, there is likely to be other cheap land in that area!

My experience has been the local realtor's sites are your best bet. Many of them don't bother to advertise nationally. (Or on national websites, like those mentioned)

Go to YP.yahoo.com and plug in real estate and the town you're looking near. Then start hunting for websites for the realtors you find.
