N & S Carolinas

This is a question for all of you Carolina-ers... In the next 10 years or so, my wife and I will be looking to find some land/home down somewhere in the Carolinas. To escape the nasty Maine Winters... I am looking for advice on what communities or regions to look into. We would like to be near the coast, but not necessarily on the coast. I would like to have a few acres to build a little homestead. We plan to travel down that way before we make any decisions(obviously) exploring the area. What I am looking for is any recommendations or ideas on where to start.

If just near the coast is okay, you could look in the Orangeburg or Walterboro areas of SC. Orangeburg is not far from Charleston and Walterboro not far from Charleston and Beaufort/Hilton Head. It is definitely flat land, if you've never been down there before. Summers are very humid and very hot. Just an FYI. We're now in Western North Carolina. Not near the coast, so I can't help you with the NC part. I was born and raised in SC though and only left there in May of this year. Lived in Beaufort for the past 27 years. We live about an hour from Orangeburg, it is about an hour from Charleston. It would depend on how far from the coast you want to be.

Loris SC and Tabor City NC are close to the coast/Myrtle Beach(MB) area, small towns and the land is not as costly as other more populated area's. Several families from NJ That I have met have settled in the Loris area. A hour away from MB is Nichols SC and it is less populated and I keep seeing land for sale in that area. Someone had 20+ acres for sale advertised on craigslist a couple weeks ago for less than $20,000---Might be alot of it low land---I am not looking so I did not check it out. Gresham SC land is alot cheaper than alot of area's and it is around a hour from MB.

I bought some pigs in Pamplico, SC. It seems like a nice rural area, and I saw signs for the beach very close by. I could also smell the salt water.
