What to charge for pasture lease?

We just got our new place in Tx today, well, hubby did, kids and I are still getting ready for the long drive. We need to lease out about 80 acres for pasture, it is waist high lush green grass, with plenty of water provided by four stock tanks. We have never leased pasture ourselves, so have no idea what to charge. Is it customary to charge per month? We would only lease it out until next June. My husband would like to trade out cattle for the lease. That seems to me a bit risky, I think I would rather have the money and purchase cattle myself. Oh, and it's in southern Leon county.

Same answer as always... it depends. Ask the extension agent for local rates. It may or may not even be worth it. If you're picky (you should be) about how it's managed, it can be hard to find someone up to your standards. My dad, in Hamilton county, tells me it's $20 per acre, per year.

I've paid as little as $10/ac/yr up to $50/ac/yr. Just depends....

We have to pay $100 per acre here but that can get a cutting of hay. Just pasture is between 16-30 per head per month to graze.
