I bought a "spec" house. So I see your point...Here you have to have a licensed contractor start to finish. Each part is inspected at it's respective
stage of building. I have no problem with this here in town. Keep in mind though that if I want to "add on" a room, I have to hire a licensed contractor
in order to get my permit. Nothing not even a dog house.....Again not a problem here for me as I just do whatever I want "out on the farm"....

As a matter of fact, just last week zoning was brought up in Allen Co. and was voted down..Yeah, I need to call my magistrate and say thank you as I read in the paper that he voted "NO"......

I'll get around this permit thing with the fence because I'll plant these beautiful "FREE" evergreens.....WOOOHOOO! ! ! I love it when people throw
away perfectly good stuff and I find it....

How do they deal with owner contractors? I know in Florida..well at least my county..you could do owner contractor but they required the use of a electrical contractor , plumbing contractor, a cement guy to lay the foundation, roofing contractor and your trusses had to be done by a truss company with plans done by an engineer. By the time it was all said and done..it was easier and cheaper to just higher the builder to do the whole thing.

When we had our home built we wanted to upgrade all the electrical and were told we couldn't do that until the house was done and we closed on it. How stupid. Dh is in the electrical business and knows that most contractors use the cheapest crap they can find..and we wanted top of the line..andhad to spend the first week of new home ownership changing out the house..from the panel, to the fixtures, to the breakers..everything. Out of our pocket.

Someone came on our land and robbed our campsite. My neighbor says that some kids from down the road got new ATV's and are riding all over his place and mine. We will be moving tomorrow. I've bought signs to post, No trespassing, no hunting, attack dog on premises. I don't want anyone on my land. I'm paying for it and they are not welcomed unless invited. I don't want to be sued because some yahoo gets hurt being where he's not suppose to be.

Owner contractors "not allowed"...You can not be your own general contractor here, Unless you yourself is licensed to do so..Looked into this myself...not allowed....When I asked why since all of the real work would be done by licensed individuals, they said I might make a mistake as the general
contactor??? I told the lady that what she said made no sense..
She just looked at me said "Well that is the way it is..." If I would build a house say on a piece of ground that I owned with my own two hands, with out getting caught without a permit, I couldn't get the utilties connected as they are all tied in together..To get utlities you have to get an occupancy permit, which comes from the builders board, which are the guys who made these stupid rules. So they are all connected...As far as I'm concerned, it doesn't matter...I am going to build my fence around my property this week-end out of the scrap lumber I found yesterday and no one will care...
It may not be a pretty fence, but it will stand up and that is all I need it to do..

impressed I am at what you are doing....You Go Girl...
A lot of times people think that we can't do something like this on our own. but we can and you are....I'm praying for you...You Go..
I have a wonderful DH but he is not into homesteading, therefore I am in it
alone for the most part. He is encouraging and he loves to visit the place and he loves all of the fresh veggies....but he'd rather not do the actual work out there. So....I just did it myself...I found the property by myself...Went to the bank by myself and took out the loan....and I make the payments by myself...One day I came home and told him that I was buying some property and why...I told him that I knew he wasn't interested in such things and that I had no choice but to go on ahead by myself...I have never regretted it...It is just that sometimes people think that just because a "man" isn't part of it, that they can just "run all over you"....I had to stand up for myself. I think that I have gained some respect in the process...

kygardengal looks like things have turned for the better. Being fair what do you think your neighbors place is worth? What could you rent it for? If interested why not send him a certified offer via registered mail? Can't hurt.

Kenneth, I can't afford to buy it...at least not this year....possibly next year
if all goes as planned. Their asking price is way too high for this area...110,000 for a 3 year old double wide and 2 acres is ridiculous. They haven't had it appraised or anything yet. When they do, they will be surprised. They told me they paid 60,000 for the home and 10,000 for the lot.
I would say today it is probably worth 60-70 thousand. The value of the house has decreased but the value of the lot has increased. If they would be interested in that sometime next year, I'd be interested maybe...I am hesitant on wanting to become a landlord...lots of headaches...I probably could rent it for about 500 a month. Depending on the interest rate at the time, it might pay the mortgage.

Hmmm Maybe someone off here could offer them a low bid to get the ball rolling. If you don't want to be a landlord (I can't blame you at all) Then next best thing is a neighbor you could get along with.
