It's amazing what's happening around here. Five years ago you could still find land around $2000 an acre. Now it's $4500 and up. One guy has 80 acres just a few miles down on our road that he just turned down $640,000 for. He wants $10,000 an acre. Sad thing is someone will come along and pay it.

Here in northern Ocean and Monmouth counties, land prices are outrageous, if you can even find any bare land. I think the cost is around $60-80K per acre here!! Several miles NW of where I am is some of the best farming land in this state and McMansions are popping up like crazy. Some are on a few acres each and they come with the hefty price tag of $499,999 and UP! I think most land around here is zoned residential. You have to be a multi-millionaire to be able to afford to live in central NJ these days. :no:

Raw land -- fenced $137.50 per acres
$137.50 USD based on purchase of a Quarter Section, 160 acres.
You've seen this image of our new Barley field, right, from another post?

That's $137.50 per acre USD, and that is in the minimum allowed to be purchased or sold -- not allowed to subdivide -- in the area where our land is. Larger holdings sell for less per acre. BTW ours is fenced on all four sides, though we did spend money and effort for breaking, working and seeding.

10 years ago, when I bought my 40, undeveloped-no water, no utilities-of land, I paid 650 an acre.....and I am WAY, WAY out in the sticks......just a few miles down the road from me, is a plot of land, that has NO house, only pasture, a couple of out buildings, and is fencedand is just a couple of miles from a road that turns in to a one land 4wd path.........252 acres, **348,000** No way!!! I can almost understand that kind of money for land close to Fayettevile...but this land is almost 30 miles from the nearest city of any size!!! NW Arkansas is growing SO fast, and land and home prices are going so far through the roof.... one of these days the bubble is bound to burst.......just glad I got mine when I did, otherwise, I probably never would have been able to find such a piece of property........ I feel sorry for folks just starting out trying to buy a first piece of land or home.......

1 acre of raw land for residential building goes for between $250,000.00 to $300,000.00 and that's NOT a beautiful view or ocean front. Yup - and then you have to add the house. That's why we sold our little cape on a 1/2 acre in our suburb and are moving rural, it's crazy here.
We pay $4,000 for R.E. taxes a year, plus about $800.00 for water/sewer and
that's not including all the fees like trash, busing for kids, etc.

If you can find an acre in central Florida it will run you about 30K and thats dirt cheap!

The only raw land for sale in this area, just down the road, is priced $100,000.00 for 5 acres. Nothing special about it either..
Scary isn't it.
Other area's around here seems to be going $65K & Up for 2 to 5 acres.
Of course the cheaper ones, you tend to get real wet land.
Added~ taxes are running at 13.5% to 17.95% per $100K. So taxes are rather high too.
Wonder what they do with the money, because they sure don't spend it on the roads or services.
Other than that,, so far it is a nice place to live.

In Dunn County WI, and the surrounding counties (except St Croix) County for $1500-$2000. That will be wooded/open, with some old fences in all likelyhood.
In Van Buren County IA, you can buy $1000-1500/acre.
When we were looking for our place we were looking for hobby farms, acerage, etc. WAY out of our price range. We started to look for dairy farms, and had our choice of what we wanted.

Yes that's right, 160 acres for $22K USD.
Last year a Section across the road sold for $100K CDN, but there was an older log cabin on it, partialy fenced, and about 100 acres in good hay, at least 4 big 1500 lb. bales per acre, at $55 CDN a bale.
The person who bought it spent some last year clearing and working another 100 acres of the total 640 acres. So, this year he will seed the 100 to barley or oats.

hey all
here (western victoria, australia.) you pay 1000 - 2000 for anything over 40 acres. Thats 750 - 1,500 US. And the land there is fantastic. Great rainfall, super fertile land (run 1 cow an acre with no improvments, maybe a little summer feed) and just so beautiful.
Anything under 40 you pay a bit more for. Our 42 acre block we payed 180,000 (136,200 US) for it. It is a beautiful mini valey. Ran 39 head of dairy cattle 50 years ago. has 2 dams, 3 creeks and the most wonderful landscape! We also get two harvests of hay a year, as well as our neighour running dairy cattle on it.

Here in South Central (KY) land goes for whatever, lol. I know that some land closer to town is going for $2500 or so per acre. Then there's the fella up the road that is selling 4 acres at $1350 per acre. We were thinking about buying it ourselves, but found something a bit better for now.
Now, get closer to Bowling Green (home of the Corvette) and you're looking at prices up to $25000 per acre, surrounded by nosey neighbors and tons of traffic.

Purchased my place in 2001 for $54,000. That works out $150 for 360 acres. Have done a little horse trading to get better access so I still have about 340. Some 20 acre lots in the area have sold for 25,000 to 40,000 per lot.

$10,000-$35,000 depending on how close to city and/or if in gated community. Out in the sticks $10-15,000.
with well and septic alraedy on it add another $10,000.
