Our 11+ acres spans with frontage on both the old highway and the interstate frontage road. Our 86 year old house faces the old two lane highway, now a county road, a dirt road when it was built. I'm banking on the future commercial value of the back side to be my retirement in some years.

Is that close enough?

We're still in town, so there's a state highway bordering our backyard, and a paved road in front. We're about a tenth of a mile from the grocery store, the post office is at the end of our street and the town hall is a little ways past that. So, we're right in town. Where we're going to build our camp this summer is about a 1/4 mile from the town road (dirt) and another 1/2 mile from the paved road. The closest grocery store is about 6 miles away, gas station is about a mile and there's a great litttle diner about 3/4 of a mile away. But, unfortunately, this won't be a year round home, just for weekends in the summer & fall. The land is innaccessible in the winter, and the road floods every spring, so we couldn't commute to work for about 6 months out of the year. Plus, it's on my inlaws land, and I'm just not crazy about being on anyone else's land, I want my own. But it will work for a weekend getaway from town!

I live on a 4-lane US highway. I'd love to be 11 miles from the ---- thing. But the price was right when I bought it and I'd never be able to afford this much land (29 acres) anywhere near here if I sold it so, I guess I'm here to stay for now.

Thank you all for your input. The more I drive the 11 miles the more I get used to it. Its just the rainy, muddy days that I have to get used to. I am glad its far enough that when times get bad we will be one of the last to be messed with. My 85 Landcruiser is getting tired. I think its time for rings and bearings. I will feel better next time throwing a pedal bike just in case. There are some parts of the road that have a little gravel or granite mixed in but not much, maybe one day the roads will be better.
I still get lost once in a while if the snows coming in really thick. Everytime I am luckily enough to get out there I notice more parcels being lived on. It used to be that on my parcel I couldnt see anyones buildings. The last time I was there I could see the makings of a steel building. Maybe they will end up being good neighbors, I hope. I sure will try to be.
Have a great weekend and thanks for being here.

I will get a pic of my road looks alot like big rockpile's just no trees 6000' high desert. I'm sure big rockpile and vehichle have stories about that road in bad weather. It sure feels good to get home after having to deal with the 11 mile for about an HOUR when it's really bad. No Place Like Home

We live on a quiet paved road with only two neighbors in site. One sweet elderly widow across the road and a couple who live behind us. Seven miles to a mom and pop grocery store and 10 miles to Wal-mart and Lowe's. Not quite as secluded as I would like to be, but we are protected from development for the forseeable future.

We are only about a quarter-mile back from a paved road, but there's a creek
between our house and the road. When the creek is high, we're stuck. This past January we had 19 inches of snow melt, followed by 6 inches of rain, and we couldn't get out for about four days. If there was an emergency we would have to hike out the back way, thru the woods, and have a neighbor pick us up on the road that runs about a half mile behind our house. We are about 6 miles to the nearest small town, about 15 miles from the grocery store.

THANK YOU ALL for your details, it comforts me to know I'm not the only one who has an occasional spell of weather that makes it hard to get home or out. It sure does make me feel better after fighting the roads for awhile to get "HOME" which is just a camp for now. I will upload a pic or two while I get them scanned.
I hope everyone has a great day

Once again thanks for all the input and info. Thank God I will be returning to the Ranch this month and have a 5th wheel trailer towed out there. I will get a pic or two of the road and post when I return.
Peace and love to all

How far off the highway are you?

Even though we own over 128 acres, it is pretty much split in half with a paved road. In fact, the paved road is probably 30' - 40' from the road.

Pros - it is a state maintained road and does get plowed out after a snowstorm fairly quickly.

We don't have a long driveway.

With no long driveway, snow cleanup is fairly quick.

Cons - with our house being on top of a hill and slight curve, chickens, cats, . . . . - in fact any animal that is a bit too slow is likely to end up squashed on the road.

With said curve and hill, cars go by much too fast.

Sometimes it seems like there is just too much traffic on it. It is however around here, a "back" road so is mostly used just by the locals driving to and from their house.

However, I wouldn't give up our little piece of heaven for anything. It has been in my wife's family for over 125 years. Even with the road so close, we only have 1 neighbor who we can see (which is a little old lady) so we do still live "in the country". In fact, I keep telling my wife that they will either have to drag me off the place to put me in a nursing home, or else take me off in a body bag (and I'm only 38)!!!!!!!!!!! And I keep telling my 7 year old son, that "all this will be yours someday. You never sell any property, but buy adjoining property if it comes up." I'm not brainwashing my child at all.

Not far enough!

We're on a tar/gravel road less than 1/2 mile to a 2 lane state road. From there we are midpoint between 2 small towns, each about 9 miles away. People are building like crazy all along the state highway. Just found out today that we will be getting our first condos about 3 miles away. There goes the country.

I could hit Walmart with a sniper rifle from my front lawn.

I'm a half mile past the fringe of a major city. My land is my investment.
