Anyone with any info on Howell County, MO.
My wife and I are both 50 year's old. Where we grew up has all been rezoned you can't even have chickens anymore. We are looking going to look at 13 acres in Pottersville, Mo on County Road 7790, We are currently located in the foothills of NC. We have so many building and zoning codes you can't do nothing here anymore. We had been leasing land for many years and the man that owned it died. His son put the land on the market for $300,000.00 so we were forced to move into a mobile home park. We can't live like this. So anyone that has any info we would be greatful. The land we are going to look at next month has electricity on it and the seller claims there are no building permits required or zoning other than no mobile homes or pitbull dogs, junk yards etc. Which would not affect us at all. Thanks for any advice you may have. we plan to live in an RV until we can build a cabin. Thanks, Greg

We live about an hour from West Plains (northeast) and it is a nice sized place.
There are other counties with land much cheaper than Howell. I would look into Shannon county for one (where we are at). Rates are low and the land is a good deal. Either way you go, good place to live. Aldi's in WP as well as 'Wal-Mart' and one or two hardware stores. The Re-Use store from habitat is nice to get things from as well. Have a safe trip out here. |

Joe is the hardware store still open on the SE corner of the square? Is the jail still above the courthouse. I cut the grass there once with sissors while a guest I worked at the former Coca Cola plant there. Is the drive in still across the street. Where you go out of town E and turn and cross a bridge, there used to be a tire shop/gas station there. A guy working on sunday before church didn't come to church cause a split rim blew up on him. |
We are not locked into anything yet, But the land we are looking at is owner financed that's a plus for us as I lost almost all my retirement money in the stock market a few years ago. I have a monthly budget and the payments fit. Also the land we are looking at already has electricity on it and does have good cell phone reception. But I am still looking for input and suggestions. How bad are the winters there and also how about tornado's ??

That is the company we are dealing with. They are letting us stay in a guest house for free when we take the 13 hour drive from NC out there the week after Easter.

The land I'm looking at is 13.5 acres with electric on site and cell phone coverage 4G with Verizon the price is $29,000.00 every link that folks have sent me I have found nothing that cheap with no building restrictions. we will be on a shoestring budget here. I am still wandering about how bad the winters are and if tornado's hit the area very often ? Thanks

Well, we are in the process of selling our place there in Texas county. We are southern born & bred & I can't/won't tolerate the cold winters here any more. :) We will be moving back to south Mississippi as soon as our place sells.
After the horrific tornado hit Joplin in 2011, we had a storm shelter put in. Maybe you can consider that in the future. |
Tornadoes pass through the Ozarks from time to time, so a storm shelter is worthwhile, even though we don't have one. The weather is what I'd call moderate. We get all four seasons, just not a lot of any one of them.
Stone County has some pretty inexpensive land also, just South of Springfield. Welcome to the Ozarks! |

Thanks, Pepsiboy, (Dave) That is the same as here in NC ice storms and freezing rain are our worst. We get a few inches of snow to. We also have occasional tornado's one came through our community a few years ago and took out a building that I should have been in but I was late I had friends in it but luckily no one was seriously injured. I'm am thinking the climate there is about like the foothills of the Blue Ridge Mnts here in NC, Thanks again, Greg

Winter down there is tolerable. You'll get your occasional 8" snow storm, a handful of a 1-2 and one decent ice storm a year. Tornados DO happen in that area. Just not often. After all Joplin isn't THAT far away.

I live outside of the Capitol city of Jefferson City, Cole county, and I have farms up in Cooper county, 45 miles to the NW. Cooper has no zoning laws of any sort, Cole may have some limited ones. I have backyard chickens. Cole county also approved bowhunting your back yard, even if you live in the city limits of Jeff.
I doubt Howell county has any zoning laws unless you live right in town or some sort of subdivision. That is pasture country. Not much cropping unless it is in creek bottoms. Gardening might be a little challenge depending on the soil. You would be in the Ozarks. Someone suggested living near Table Rock. I guess there are areas that are fine, but it will eventually fill up with city folks looking for that piece of heaven. Howell county will be a lot less touristy I would think. Shannon county is nice, Mark Twain National forest. But it is reall poor. Not many jobs or towns of any size. Timbering and float trips on the river are the big industry down there. Well we decided to buy the land in Pottersville and a pre-fab 14x40 cabin to start out with we can build on one room at a time as we can afford it. We go sign the paper work next week. Wish us luck and Pray for us. We should be moving bey late May or early June at latest. Thanks, Greg
