I believe that, since agents make their money off of the commissions from the places they sell, that they should be doing what I am doing. Scouring the countryside for these places. IF a REA Co has say 6 agents in it, They can effectively scour a wide area from their base to keep up on the possibility of a private owner deciding to sell without their own REA. They, in doing this would make a commission from me for finding this place FOR me.

I wouldnt count on a rea to find the "bargain" on your behalf. We used to get tickled when a couple of our regulars would stop by and inquire about any super good deals we may have found or might find and wanted us to let them know about them. Yes, we kept our eyes open for the bargain fsbo's... and would put our customers right on them.... as soon as we had purchased them ourselves and marked the price up a bit. That being said, we always tried to get those fsbo's to list with us first... but if they were of the mindset to not pay us a commission, didnt need our expensive services all bets were off and we became potential buyers for them. I bought quite a few properties over the years this way and made pretty good profit nearly every time.
We had some unwritten rules within our office that we followed with rare exception... We would never run ahead of a buyer who was interested in a fsbo, we rarely bought our own listings, (that did happen a couple of times but only at the sellers request and if it served their best interests) and we always paid the asking price.
