If this is forest area and you deer hunt, this is a great setup! You can have all that land in your backyard to bow hunt when public hunting pressure is less. And during the gun season, just camp out on your own land near a well-used trail and wait for all the public land hunters to push the deer your way. Also, state forest is generally not clear cut, at least in WI. Our county and federal forests are clear cut, however. So perhaps look into logging practices. But even if it is clear cut, your land will still be not cut and offer cover for wildlife that will feed in the clear cut as it grows back. Up by us, the real estate listings always mention this type of situation as a valuable asset to land for sale.

Different regions are different. Around here, if you dont bush-hog a trail every second year the saplings will be so thick you can't drive a ATV through out.

My place backs up to National Grasslands, and that is good. Motorized vehicles are not allowed and no one today will walk far enough to get from where their vehicle is allowed to the back of my place.

Being against the BLM used to be a good thing, but the BLM does allow motorized vehicles and all the BLM land around here has been converted to dirt bike and ATV racetrack.

I guess i am lucky there are lot's of rocks here some bigger than my truck no bush hogging here.

The place I'm living on borders state forest on one side. The piece I bought recently borders county owned land on 2 sides. I consider it a premium to border state or county owned land.

The bad is that they will log their land a few times in your lifetime. Also, you may get members of the public that trespass because they don't take the time to look at maps that show privately owned land in the gooberment owned land.

The good is that you have lots of acres to hunt or ride or hike in. Most of the public will be out only on weekends so you can avoid the crowds by going during the week. You will have more distant neighbors. It's unlikely that the gooberment entity will sell the land adjacent to yours and you will wind up living next to a highrise or golf course.

I would be very careful of land owned by logging/paper companies bordering the piece you are considering. Around here Potlatch is selling much of their land because we are not using as much paper so there is not much demand for the logs grown on their land. I think there are shortsightedly trying to keep their investors happy with the income stream from the sales.

I suppose we may see a time when the gooberment sells off their land to finance the debt. I hope it doesn't happen in my lifetime.
