I like it. Build the house not too far from the Road because you have to maintain long driveways. You need some woods if you want to heat with wood, I would love to see it on street level. How much do they charge per acre in your neck of the woods? on average.

Good idea. I liked the idea of having the house far off the road but I forgot how much of a hassle it would be with running electric and keeping the road up. Depending on where you are in the county the price per acre averages $2k-$5k. The more rural the lower the price per acre of course.

I know a bit about this situation, you can figure out the family politics it may be a hassle in the beginning but they will get the picture pretty quick. It's a nice looking piece of property, especially if you can afford it. Lots of negative comments but honestly if it has water and you can get a septic the rest is easy. One thing I want to mention we were forced by the town to build an above ground leach field with special sand that cost is just under 20k! If I had it to do over I would have waited another couple months to start building and brought some fill in to avoid that.

I didn't want to move here at first because of all the other reasons mentioned on this thread, but now we are living our dream and I wouldn't trade it for anything else

Thank you so much for your input and encouragement! If we get the land we will definitely get some sort of boundaries put up so the neighbors hopefully get the idea that we don't want them on our land. I'm sure it has been used for hunting and such because my dad saw a tree stand on the property when he went to look at it for me.

I would like to get rid of the beaver pond for many reasons. I agree that they could pose a problem.
