I owned rural property in east Texas for many years. The original crude oil pipeline that helped to found Magnolia Oil Co. (now Exxon-Mobil) crossed through the rear part of it cutting off about 2 acres. It was laid in 1933 and ran from Kilgore to Corsicana. No problems ever, except that occasionally someone on their dirt bike would ride through. Flowing springs on either side of me limited access. More to mow since the pipeline was kept clear and the rest of that area was wooded.
Brokers pretty much told me that if you are worried about pipelines, you probably shouldn't be buying land in East Texas.
