HHHHHMMMMMM. oddly as it sounds. The guy sent us some .jpg pictures (from his cell phone) of a form letter he wants us to sign which gives them a 120 day window to access our property and do their evaluation (for road access) and monitoring test for signal strength. I have yet to get back with him on just what he wants me to do with the pictures of a form letter and if he is actually is thinking we will print out the pictures, sign them and send them in....Wow, seems a little crude on how to do business? My wife is OK with it, and the access request on the form is nothing really special.
If they find the site suitable, then we go into actually setting down the rules of the agreement and pay.

It will go up somewhere in the area, so you will be seeing it anyhoo.

You might as well be getting the checks for it.


I think I'd have a lawyer well versed in tower contracts go over it with you.

You can't shake them down like you were a mafia boss, but you can get a little better deal than first offer. And, you want language in there that they can't add other things for free to the tower (again you can't get the moon here, but be sure it is worded for both of you, not just their side to infinity....), there is the property tax consideration who covers that, as well as who cleans up the site after the contract ends - there will be one massive lump of concrete below ground forever but the tower and above ground stuff who cleans that up... Lawyers cost money, but too many details not to have one on your side of this.

I'd love a cell phone tower on my property, but it ain't ever likely to happen.

A friend let them put one on his property 2 years ago. He never could get a signal at his home. Now the tower is about 1/8 mile from his house and he still can not get a signal. Maybe too close to the tower? BTW, they only pay $550 a month here.

We have a cell tower at the end of our street, two miles away. The farmer plants corn and soy all around and under the tower and nobody is driving around anywhere. I've never seen anyone at the tower and the crops around and under it are undisturbed. It is a nice income stream for the farmer.

Don't know how much this is worth. Wifey did contact the guy back. He is a person who is the go between to companies who put the towers up and then "lease" the tower to the cell phone companies. Another tooth in the cog. He is starting to sound a little "iffy" as to how much this is worth to the people above his part. He is actually throwing out how cell towers may be obsolete in the future and we may not get as much as we might expect. Actually told my wife that “some” folks just let them have it for free as it would be doing a “community service” to the local population. Yea, like that one’s going to fly.
If I could only find the company that puts up cell towers, and talk to them, then I could maybe figure this out a little better. This guy seems so much like a “car salesman” to me. Not that I don’t trust folks, but I do get a sense of “oddity” here. He wants ME to draw maps and identify access places for a road, identify power pole access, take photos of the site (gps coord). This will be a “guy” tower (Clinton would be proud) and no generator backup up, just depends on the local power (which ain’t the best). But, we will go ahead and see what happens. I have yet to talk to my neighbor down the road, that has had a tower on his place for several years now.

I did find a great GPS sight that has aerial photos, topo maps, etc that you can enter your GPS coord. It will plot them. I used the Google Maps hybrid output format and plotted my farm. The sat photos are pretty recent, I did the “plot data points “ and it will give you an overhead shot of your place with corner dots. Does topo to..... fun to play with if you are “geekish” like me.
