I very much appreciate everyone's input on this topic- I just joined the group here- you folks are very knowlegible on a wide range of topics.
I am starting to feel better about the expenses involved in hooking up our lot- future fishcamp-in rural Florida. I am somewhat convinced that utilities are putting the screws to folks who are trying to start small on raw land.
I thought our $5000 sewer hookup fee was outrageous- sounds like it might just be typical.

Don't forget another (smaller) expense, too- if you put a trailer in a cold place you will want to put something under it. Piers to hold it up and a hay bale surround, at least.

There has been a lot of food for thought here, and i appreciate it, ive discovered the rigths are to 2 wells, not sure as to what the legal uses are of the wells. But again thank you for all of your input.

I found that there was a good deal in buying tax property from county sales..I watched for those that had a trailer on them..and was sold as ''may or may not be there'' then the well septic ,power and driveway was done. and hoped the trailer was gone so I did not have to remove it.

Be careful on buying property that the county is selling due to unpaid taxes. Here, the original owner can pay up and get the property back.

(I THINK) there are 2 classifications for wells in CO, one where you can only use indoors(toilets,washing machine,ect.),and one that you can use to water your plants/yard. I think they still restrict how much water you can use on both but if you have 2 you may have one of each.

Unfortunately they have made it so complicated I would consult a real estate attorney before purchasing any land in CO and see what he says. And don't forget even though you have the rights for 2 wells doesn't mean you will be able to successfully hit water with 2 wells. Not sure of the area but I have heard of people drilling thousands of feet for water. That would sure add up quickly paying by the foot.

That's the deal,,you are buying from the county because the owner never paid the taxes.
Each county has there own sale rules..One county had two sales. First one was a tax lien. You were paying the taxes and the owner had the chance to repay you, but with high,preset interest.
The other was a land sale where the owners did not pay and the county was now selling it at action.
