If you're going to be involved in Canadian land deals - my advice would be to get a Canadian lawyer, especially of you are not a Canadian citizen. At some point, you may want to sell the property - and laws for non-citizens can be very different.
Also, much of this Canadian land you see on some of these "remote acreage" websites is basically worthless. Brush lots, logged lots, lots without access, landlocked, no roads, no services, severe weather, too remote.... For whatever reason, the large size of the lots, the cheap prices and the scenery are what hook foreign buyers into purchasing. Locally, the land has little or no value... which is why it is being advertised to foreign buyers.
Granted, there is remote land which does have value... but it either has farming value, timber value or cottage value (near water) - and the prices for these pieces are much higher.
