Maybe maybe not, thats' what just farm land is selling for here too. Corporate Ag is driving prices, and development to a degree.

Just curious on peoples thoughts? The wife and I are looking at moving Spring of 2014. Would love 30+ acres, but would like the least likely place to have a drought.
P.S. We are from Utah and love mountains. So somewhere with at least some hills would be nice. We are looking at East Tennessee.

NW (AKA the Wet side) Oregon or WA.... it is green there for a reason.. lots of rain.
Water is no problem.
Lived in Port Orchard, WA... didn't like much.
But I did Love Oregon...
If I could, I would return to NW Oregon!! Loved it there.

I agree, Oregon and Washington are not so cheap, but it depends on where you go in the state. And if you look close you can find a good deal some times. I LOVE Oregon but I also love wet and we are always wet.

Washington is the exception, which I am thankful for. Sadly, there are a lot of areas suffering and will get worse.
Long range predictions show Washington to be one of the few States that won't experience the severe drought conditions plaguing much of the Nation. I share the concerns and pray for those living in these areas.
Here is a pic from two days ago, but we "never see the sun..."

In Oregon we tend to be wet but we also see the sun. I have had my doors wide open this weekend to get fresh air in the house and to be sun kissed. Loving Oregon, no better place to me in my opinion.

lorichristy, that place looks like heaven to me! I am scared of another year of drought here, and I get so sick of our super hot summers. I can handle the winters ok, but wish they weren't so long. wish our growing season was much longer. land is cheaper here than many other places, but re-read my wishes here! dry and hot or bitter cold. some years it seems like we have about 4 weeks of nice weather all year, couple in spring, couple mroe in the fall. that said, its nice having lots of open space, as all those issue seem to weed out the rif-raff!

That's right. No one cares about mineral rights in western Ohio now. $12k or $13k an acre is just straight-up grain field prices.

I just got in from working in my garden... YES, that is what I just typed, actually working in my garden. Cool weather, just perfect for getting garden beds worked... Raining? Why no, not today, get plenty of days with little rain, some without, and some get torrential downpour... While out there, I dug up potatoes for dinner. YES, nice potatoes, keep 'em in the ground, can dig them up all Winter. I was debating harvesting some Kale, too. Tomorrow, I am finishing that garden bed I started on today, then planting Elephant Garlic plants (they were happily growing in my compost, a lot of extra's I had). Yesterday, I dug up Comfrey Roots, to start a bunch of plants. Over the next few days, I will be pruning, also taking cuttings for propagation. This is a great time of year!

I have posted this pic before on HT, but it is a reason I live here! Our area is just beautiful, water everywhere, and we are only five minutes from the Hood Canal. That means, we can go clamming, harvest oysters, go crabbing, shrimping, Salmon fishing, and camp out on our boat. DH put in a mooring buoy in the bay, so we can keep our boat moored out there. There are horse riding trails, motorcycle trails, and hiking trails. We picked 47#s of Chanterelle Mushrooms within walking distance of our property last Fall. Oh, you can also hunt locally for deer and bear (no cases of Chronic Waste Disease found here). I took this pic while we boating on the Hood Canal, probably while crabbing. This is Fisherman's Cove.

That picture reminds me of the Gulf. Like Oregon woodsmok said, there is cheap land and a low cost of living to be found in the Gulf area. It is so beautiful. I miss it. You would also be able to garden all year or almost all year. The food is amazing.

We currently still have a Buyer's Market on the Olympic Peninsula, so good deals to be had. What type of Property are you interested in? Average market time is all over the map, contingent upon property type. Anywhere from a month to a year... Those great Parcels I put on here, were on the market for around six months, which really surprised me with all the marketable timber perfect "log house" logs! The Seller even offered to carry the contract. In addition, the soil quality is excellent.
