I bought a house, just down the road mostly because I didn't want dirtbag neighbors. The house had one bedroom and a garage. I put a lot of work into it and bought a new water heater, furnace, washer, dryer, fridge, stove.
I got a $300 security deposit and $300 a month. I left a full tank of propane and required the renter fill it back up when they left.
Each time I had a renter, something different was ruined. One time renter moved out, left an empty propane tank, owed the propane company for 300gal that gets charged back to the property owner. Damage to gas range by leaving the knob on ignite and letting it click for the entire cooking time failed to follow directions to leave faucet dripping during below zero temps to pent pipe freezing. I spent Christmas on my back in the crawl space, in mud repairing a broken pipe after it froze and burst. Renter set hot iron on glass top table broke glass. They ordered new glass from glass shop when they moved out. I went to pick it up and it wasn't paid for, as they had said it was. When I got it home, it wasn't the right size and I had to buy one the correct size.
I could go on all day. After taxes, insurance, upkeep, etc. I made about $10. A year and had a huge risk.

I built mine so all were new. I have good renters, all older, some single. All 1 bedroom, 1 bath efficiency cottages. I don't have turnover unless they move to a care facility. I have a waiting list. I will help move a renter into one that fits them better when/if it becomes available. Some lots are from renters that didn't/couldn't keep up their place so I bought the lot, demo'd and rebuilt new, using some features to make a new home for them. It has done so well that I am giving back because the economy is so bad and people are hurting here. I had a little lady renter that had to go to a care facility so I am donating the cottage as a short stay home. 1 or 2 months stay until they get on their feet and find permanent housing for anyone displaced in this little town. Sad to see elderly lose a place after years of making payments, then come on hard times and lose their home. I started out thinking 2 rental cottages but it snowballed. I was surprised how cheap it was to build them. I was able to use so much recyled material. I thought I had enough for 2 but ended up with 7. It gave me something to do and feels good to help out the community....James

You are in Canada, so I suggest you learn Landlord Tenant law for your location before you consider buying a rental. Landlord law is crazy slanted to the benefit of the renter is some parts of Canada. Letting a renter in is about like adopting a child. You might become responsible for their place to live and their heat, even if they stop paying.
