OSB...oriented strand plywood is solid and is cheap and is somewhat moisture tolerant. Install the OSB and then cut a template as stated by others above and buy what is referred to as Flat Lay Vinyl using the template method. Results in a decent floor and an easy installation Without all the adhesive.

I own my own remodeling business. And here is how we do it. Even if the vinyl is being installed over hardwood floor we still install a 1/4 luuan to ensure a completely smooth surface. use subfloor nails hammered in 6 inch squares. So every 6 inched you have a nail. nail every 4 inches if you have a seam of 2 pieces of luuan. Once the luuan subfloor is nailed make sure every nail is slightly below the surface. We use a powdered leveler ( called dependable) and mix with water and skimcoat the whole floor, filling in any crack at seams and any dimple where the nails were hammered. Scrape it down once it is dry. Now you are ready to glue down the vinyl. Make sure you get the correct adhesive, and the correct trowel. if the trowel is too big and you roll the vinyl with a roller, you will just get pockets of glue under the vinyl.

I hate nailing that many nails into the hardwood floor. None young in the family thinks they would like linolium. When Im done with the place, likely one of them would want it. Id like for them to be able to take up the linolium and have an intact hardwood floor, regardless of the condition of it to do with what they want without haveing hundeds of nails in it.
Im near 65. Id likely have to move by the time im 90. I just want to fix it as cheaply as possible to be able to last out that time, and yet the place still have options for who comes after. Grandkids likely,
Its a BIG ole house. Got 2 bathrooms, 2 wells, 2 septics. 2 bedrooms.I only need one of each. It has a parlor id never use unless the kids wanted to have thanksgiving, birthdays, Christmas out there. It has a dineing room, id never use except for eateing at those events listed. The kitchen is large, and id just put my dinner table in the middle of it. It has a side portch and laundry room. Thats where id spend my leasure time, on the portch.
Its got a supposedly oversize heater/AC in the attic with the AC unit outside. It has boxed tube going through the kitchen, dineing room, parlor. Id have to find a way to close it off when I wanted to in the dineing room and parlor.

As to your desires, that's why I suggested a runner, until you can do it right- maybe patch and refinish the hardwood.
You'll figure it out.

For cheapest option, see if you can rescue the hardwood. Maybe you only need to replace one or two planks where that tin strip is? Rent a sander, and do as many rooms as you have energy to do in one day's rental. (Some places that are only open during the week don't count weekends and you get some extra free time that way renting on Friday and returning Monday.)
We did one room in our house. The floor was pretty beat up, had water stains, etc... but after we sanded and put a dark stain and a layer of poly on it, it was not so bad. There are still low spots where it was most worn and variations in color where the water damage was, but it's smooth and clean. I like sitting on that floor now. (It's my craft room, and I've got my larger projects laid out on the floor sometimes.)

Its funny u should mention that DM. I went there today. Nobody in the family was with me. The owners son came over and bothered me for awhile but then left. I remeasured all the rooms. I took a BUNCHA pics, of the walls, of the ceilings, and the floors. When I had the time, and didnt have people wanting to hurry up and leave, as with my kids ect, and just took the time to REALLY look at the floors, I saw that they were really, 90% in good shape, and likely higher. My DSOL said the same thing about openings in the floor board where it had rotted around 1in by say 6 or so. about filling and covering as you describe.
I am going to try the sanding thing, BUT as id be doing almost the whole house other than the 2 bathrooms, Ill likely rent at least 2. The rest of the help ill have pounding nails and vacumning.
I got up on the roof, and, where they had added onto the house, or joined one onto it, they had a roof with a modern slope, not a 1922 slope. I got onto the entrance to the basement and then onto the house and found, that at least at that point, which was around 50% of the roof, that its 3, not 4 layers shingles thick< AND these shingles look fine.
I also took another look at the ceiling in the kitchen. They had stapled beer boxes flattened onto boards for whatever reason. The boards were 1 X 4s thereabouts, and they nailed to 2 X 6s thereabouts, AND that lumber all, was new. AND, I could see the layering above it haveing to do with the roof somehow, and it was new.
Im going to find out tomorrow where and who the lending agent is with the bank that owns the property. Ill get a pre approval rateing in which will fly fine. Then ill tell them, after theyve told me how much they can lend based on my monthly earnings that im looking at a property theyve got and have held for 2 yrs. When they say that they can only lend around $60, and if they say thats around what there asking for the property. Ill show them the contracters report I had made that shows it needs $35G work done to it. Im hopeing that theyll drop the price realizeing there going to be getting alot of interest on a 30yr note selling a property for alot less than there holding it 2yrsa for, and makeing it up on the interest.
Whaddia u think. If you want to look, type in 40810 N 4010 Rd Ollagah, or Collinsville. Youll have the right place if you see a off white house with a celler by it, and a garage, both on the R side.
