I cant afford to build... but I could afford a mobile... and we did our homework...

Here in Texas, we went to Palm Harbor Homes, they have some of the best built Mobiles around, and they will help finanace your land...

We SHOULD be signing the papers this week for 12.5 acres and a 1700 sq ft mobile... with the ability of paying it off in 15 yrs..

Yes we are putting the home on a slab.. that way we could get a FHA loan... and the fianance company is also financing the driveway and septic... we all ready have the well and electric in..

Do you homework.. and dont settle for anything.. We waited.. and got exactly what we wanted.

What we did was to buy the modular out right. Now we just owe on land and in five months we plane to refinance it all to a lower rate. If you buy a modular try to get it with the next zone up insulation. If you are zone two buy one made for zone three, helps keep the heating bill down.

Presumably, if a mobile home has a "permanent foundation" the purchaser will be less likely to hook it up in the middle of the night and hide it someplace. It shows the mortgage company that the buyer is interested in being a home owner and not just putting the mobile someplace for the time being.

You might see if Greentree will finance it. You don't say how old the mobile is. Usually they will not finance one that is more than a year or two old. Usually the place where you buy the trailer will be able to finance it. You can also usually work a "land/home purchase" arrangement with them.

A trailer and land would be my last resort. I would try real hard to fine a small older home on a small piece of land out in the country. You will probably have a better house and you would be investing your money in something that you can get it back. Also, you should get a much better interest rate on the loan. just my 2 cents. Look around, ask around, you ask or look a little and you'll find free homes. I've had three offered to me in the last ten years, and wasn't looking or asking. If I'd'a had a wider turn radius on my entrance gate, I'd'a took'em just for goat barns or storage.

Our local craigslist has two available right now.

If you have financial difficulties now, getting a new mobile (of whatever ilk) will guarantee you continue to have difficulties.

My recommendation??? Get a free one, and live in it (better than a tent) and use the payments you'd'a made on the new one, and start building your own, out of indigenous and scrounged materials.

DH poured cement foundation about 2 foot wide, laid cement blocks up to the bottom of the doublewide.
we went to State Farm insurance and asked about their financing and they told us what they required to refinance our home. Took DH about 4 months working almost by himself and $2000.

I have thought it might be nice to get a used mobile home for cheap or free and put it on the land of your choosing (at least an acre or more). Live in it and when you can afford to build your dream home on the same piece of property, you still have a place to live during construction. After you move into the new place, you can use the mobile as a guest house or rental.
