We couldn't, that's why the retirement house just has one great room. We did turn the formal dining room in the old house into a library, that was nice to have.

The purpose for the extra room is to do whatever you want with it. Turn it into a library, a sewing room, a reading room, computer room, formal dining room, all year Christmas room,...

To me that would be citified living that way...My house had 2 rooms like that & i tore out a wall & put up half logs on the wall to make it look like log cabin walls & made it all living room area & now its bigger for company & it is "lived in"....no wasted space except dining room & only use it when kids are home,other wise use small kitchen table between kitchen & living room..

When our daughter started dating at 16, the "formal living" room became a "sitting" room. It gave her and the boy a little privacy,......without to much privacy. Mom kept a really close ear pointed at that room......lol

We have a formal living room - not terribly large, just big enough for the upright piano two chairs a chess set and the wall unit for books and items I've brought back from whereever/whenever I was overseas.

We use the room when we have an unexpected guest. The room stays clean, neat and clutter free. They can sit there, and we aren't embarrassed by the disorder of the rest of the house. My wife likes this, and if they aren't really a guest - just someone we have business with, like the repairman / bill collector or something, they don't have access to the rest of the house.

I took it out of the new house we are hoping to build. She made me put it back in.

I hate that with houses these days. Architects learned that their real customers aren't homeowners, but home builders. Nothing is designed for living in any more, instead everything is designed to do the bare minimum to meet a checklist of features. The problem is that outside the bare minimum is where living happens. DW and I lived in a couple places with two living rooms and life was just better. We didn't use either of them for a specific "here's an extra room and this is what it's for" purpose, but the home itself managed to make life richer. It's only wasted if you don't use it for anything. It's sad that those intangibles can't be shown in the real estate market. Things like more insulation, passive solar or thoughtful design for quality of life can't justify specific dollar amounts in the home price, so they are "wasted."

I insisted, not only on 2 living areas, but 2 living areas with separation. "Hubby's" living area has the TV and video games and has, what was designed to be the dining area in it where he has his office. "My" living area has no TV, only my desk with computer, my recliner and the fireplace. It was a part of the "great room" that includes the kitchen (which separates the 2 living areas) but he built me a 7 foot tall desk/bookcase unit that "divides" the living area from the kitchen - but I can still see thru to the kitchen. This living space also has the kitchen table in it and both it and the kitchen have Pergo floors. This is where I do the bills and get some space from Hubby and the TV/games/noise. I deemed this the "quiet room". We play a lot of games here too. Hubby and/or one or more of the kids might not be alive if I didn't have this space.....

We have a very small house and are lucky to have one room. We've made the house live bigger than it is and have resisted adding on. When it came time to remodel it was nicer to the pocketbook since it is so small. That has allowed us to use better quality and add a few touches we wouldn't have otherwise been able to afford or justify in using for a house this small. Just in the past month we've had structural mold treatment and replacement windows installed. Our next project is getting the new generator/propane system installed to act as a backup to the all electric system we use. Our goal is to have a bit of comfort and self-sufficiency in our old age by living in a home that doesn't require lots of upkeep and can function as a home health setting for us. Neither of us wants to find ourselves in a nursing home.

I have a friend that has used that living room sorta as a library/office.
One wall has a wall unit that has cabinets and computer & printer.
Another wall has 2 comfy recliners for reading.

The whole family loves this room for musical instrument practice, reading, computer use , homework. It gets used alot.

When my kids were little the "formal dining" was set up like a preschool room.
Very fun room with books, kids table, hamster, toys, ect

My son and I went to a cider pressing the other day at a pioneer homestead built in 1849. You came through the front door into the entry/stairway. To the left was a parlor with fireplace and 2 bedrooms off that, all for guests or company that came to see them. The family never used that side of the house. To the right was the living room with fireplace and the Mr./Mrs. bedroom and a small babies room. Upstairs were 2 bedrooms set up dormatory style for the 7 children. The house was 16'x40''. Our cottage is small, we have 3 rooms and bath. Living is 11'x13', bedroom is 10'x8' with a 3'x8' bay sitting area and kitchen 8'x6' with a 3'x5' bay breakfast area. The bath/dressing area is 5'x15'. We love it....James

I hate wasted space. The way I see it is that I paid so much per square foot when I had this house built so therefore every square foot has value. I pay utilities for every square foot every single month. I'm going to get my monies worth.

With more family and grandbabies our living room was too small so we built a large family room leaving me with two living rooms as well, however, since my family had grown we outgrew our small breakfast area so I converted the formal living room into a large dining room. Problem solved with adequate living and dining areas to accomodate the whole family. It's just DH and I so we use the small breakfast area daily just for ourselves.

Ok yea this could be my Man Cave I do have my Critter Heads here and I can get away with doing what I want in here.She can set in here but if she don't like what I do she can leave.

I would love

an extra room..Would have all my watercolor things in there, sewing table and supplies, and computer stuff.. could also have a drying rack for clothes I don't want to go in the dryer..My washer and dryer are in the small garage.

Then my dining/sun room would just be for eating and sitting and reading with a small library on one side ,away from living room with the t.v. and the football games...LOL
