We are in zone 3 to 4 in northern central mountains of Vermont. We have no zoning, no codes, etc. I specifically bought here over 20 years ago because there was none of that nonsense. I don't need someone telling me how to build on my land, how to live my life. If they don't like it they can buy their own land and stay of of my land. I have very little tolerance for nanny-states.

The only thing we're required to do is get a state approved septic. They put that rule in state wide about 10 years ago. It used to be that if you had more than 10 acres you could build your own septic as long as you weren't causing a problem. That was sensible. Now they're just generating work for the septic technicians, engineers and inspectors. It isn't rocket science. Heck, rocket science isn't that hard, frankly.

Keep vigilant. There are people who will try to steal your freedoms.

In lower Michigan--No zoning townships are now passing zoning restrictions because some of those huge windmill companies have come in taking advantage of the lack of zoning and are leasing farms for the project. People are TICKED and former neighbors that got along, no longer are speaking. Those were farming areas--people don't want the noise and dead birds. Several people have been recalled from townships and those that had no zoning are now making laws that make the windmill farms difficult to put in.

We have zoning up the wazoo in my county. In my former township we couldn't even have a mobile home on our own property. I do understand it somewhat, but makes it none too easy to start afresh.

Carroll Twsp., Ottawa Co. Ohio has no zoning. We're trying to keep it that way. My take on zoning is that it adds another layer of government to bribe. It never really stops anything. The zoning commission officials just get richer.
