When you say down 33 I assume you mean South East to the greater Hocking hills area right?????That puts us within 15miles of the county line.Speaking of land....Traveling east of Lancaster in the last few weeks,several sizable farms are up for auction or sale..........some of which the owners are trying to hit the lottery with the asking prices.............140 ac. @ 550k is the cheapest..........
But just last year a 200 ac farm just down from ours sold for 750k..............

Y'all just aren't fur enough away from the traffic to get the ~good~ land prices. Get away from those Columbus "bedroom communities"- even if they are pretty!

I'd love to see Meigs co. land bought by folks who are interested in working the land, over the large lumber companies who send their helicopters across the tree tops looking over prospective properties.

Real estate is waaaaay cheaper than what was quoted above, but then conveniences are a wee bit farther away too...unless you need a Mall-Wort store- they are everywhere.

Yes, we're in the Hocking Hills, born and raised. 3 1/2 miles from the county line and 1 1/2 from 33 by horseless carriage. Far enough not to live via the grid though. At least our bank account says so. Land is no cheaper here I'm afraid. A doctor a mile away purchased 60 acres two years ago for $240,000 with garage and old house then tore down the house. 50 acres (just as close) of which 40 is ravine went for no less than $150,000.00 recently. We thought about it before we asked the price and now there are flags everywhere, so I guess they got at least that. Maybe the doctor picked that up too. They are good people, just doesn't help folks like us on property taxes.

Erie County here...but the hunting cabin/homestead/retirement home is in Monroe County. Just a short nine years, one month and nine days away! ;-)

property taxes

DS is writing a paper on property taxes for a college class. Any leads on content for an argument against them would be helpful. Most we can seem to find searching is constitutionality as far as dispersement for schools. He needs a "start".

Welcome, We are from Fairfield Cty too. 78 acres for the family and 5 for us right in the middle. Sometimes good, sometimes bad. We have 5 children. Cows, chickens, horses, cats and a puppy soon!

Toledo, OH Here

Howdy everybody. My wife and I live in Toledo, OH (City Dwellers too!) and are looking to make a gradual move to a homestead. I work nights, and have my days free to do whatever. I was hoping to find something within a 4 hour drive of here, just cheap land with some accessable road. It could be a sloppy dirt road (I have a rugged 4X4 Bronco). I can probably only afford a plot of vacant land, but if there was a shack or something that would work too. If any farmers or land owners out there are looking to make some money by selling part of their land I would be interested. Again I'm looking for something within a 4 hour drive of Toledo, Ohio. That would include all of Ohio, and most of Lower Michigan, Northern Indiana, and Western Pennsylvania. I would consider buying any plot of land at least an acre big. Preferably wooded, but not neccesarily. I like privacy and all that jazz, am not a wacko though so neighbors do not bother me at all. Just want to start small and work on it on the weekends and such until I can move in. I own my own business (side business) that will eventually be my sole source of income once I have a paid off parcel of land and a house. I plan on growing most of my own fruits and vegetables, but would rather buy my meat at Kroger's. I'm 25 and have decent credit but would prefer to find a small parcel for around 1000.00 or an owner financed deal spread out over no more than 5 years with payments less than 250.00 a month. If there are any of you out there who have any ideas I would appreciate the help. Thanks.

Ohio Valley Soays here. We are in Washington County. I think you might find land more reasonably priced in Morgan, Noble, Guernsey, or Monroe Counties. You might also contact the Innovative Farmers of Ohio group. They may know of others looking for a situation similar to that you want.

I live just west of Toledo, out in the country. However, I just purchased a farmhouse and land in Leslie, Michigan. I'm pretty familiar with the real estate in both Ohio and Michigan (been looking for over six months). Question for the Southern Ohioaners:

Does the land for sale out there have mineral rights or is it re-claimed mining land? Also, do you need subsidence insurance (mining collapse insurance for the house) too?

I'd LOVE to buy some land out there, but have heard a lot of horror stories about how bad reclaimed mining land is and how much of it is out there.

We looked at land in Southern Ohio before buying in Carroll county. Some land comes with the mineral rights and some doesn't. The rights might also be divided. That is the natural gas rights are still with the property but someone else has deep coal. For smaller parcels I think having the mineral rights is more of a defensive move.

One thing to be aware of if you are looking at buying acreage in Ohio is that the legislature (it is in committtee) is considering changing the subdivision laws. Currently, if a property is being subdivided into residential parcels larger than 5 acres the subdivision is generally not subject to doing full blown plats, local zoning review, etc. My understanding is that they are considering raising that to 20 acres. There was an article in this weeks Farm and Dairy.

I have mixed feelings on this issue based on the article, but I don't have enough information at the moment to make a truly informed decision.

Agreed, I don't care for this new legislature one bit. I doubt it will stop the development at all, in fact, I think it will concentrate the power into developer's hands, which is the last thing we need, imo.

Also, agreed about having mineral rights as a defensive measure. With the energy situation being what it is, I think it's important to own the mineral rights of your property. There could be a large increase in energy development here in the U.S. and I don't want to gamble my homestead on it.

HI all, we live in Muskingum county and have about 5 acers. We just started last year on being serious about becoming as self reliant as possible. We have apple and pear trees, grapes, sassafrass, a veggie garden. We also have a goat for milk and cheese, chickens for meat and eggs plus I sell a few dozen to some women from church. We are looking into a pig and cow. We just found a good wood cookstove....I have been trying to be frugal as possible and learnig differant tricks and ideas.....
if anyone has any resources , online or off, please would you share them!! I sure would appreciate ANY help !!!

Another buckeye checking in! Northwest Ohio here... Findlay. (Not too many of us up here, huh??)

I'm looking for land, too, in Ohio. Prefer south/southeast area. Maybe 50-100 acres, unimproved. Would be my retirement property.

In the meantime, though, I'll just keep "homesteading" on my little lot in town. So far, I've got an orchard of pear, peach, apple, plum and cherry trees, tons of strawberry and black raspberries, rhubarb, etc. Just put in a 50' garden, too, after cutting down 8 trees. Neighbors are starting to worry about me.

I guess I am an Ohio homesteader to be. Presently in Boston, Ma. O, Boy can you say no land, no trees, no nothing, lots of people. I grew up in eastern Ohio and have lived in a number of cities around the state, before trotting off to see the World. Time to be coming back home.

Looking to move back to Ohio by May 1. Want something like a small mini-farm, few acres, maybe a barn for reasonable money. Thinking SE Ohio but am open to any other areas that has good potential. Interested in something a bit rural but close enough to civiland to get groceries. Still researching a number of locations.

Would like to find something to rent first. Anyone knowing of something, or having a good on-line source for a particular area, I would appreciate it, again for a May first date. Maybe even a care taker deal if somebody has that need.

What do folks in Ohio do for Web ISP if they live a bit in the boonies? I will hate giving up my broadband off cable?

I would recommend looking in Carroll and Coshocton counties. We are in Carroll. Still rural but close enough to the big cities as to not be unreasonable.

A good online resource is www.farmanddairy.com You could always place an ad there (want to rent, etc).
