I think Ken is more over in Middle TN. I live in Weakly County which is next door to Carroll County. I'm not sure what exactly you have to do but you can have more than one dwelling within 40 acres. My mom's trailer is behind my sister's house on their 2 acre lot.

I've been here nearly my whole life..except for a stint in the USAF I like it, but like I said, jobs can be scarce and most pay minimum wage or a little above. Land and housing is fairly cheap and it's pretty rural here. The school systems are necessarily the best but I homeschool and it's pretty easy to homeschool in the state. If you are out in the county and not in a town somewhere, you can pretty much do as you wish as far as building and homesteading.

I have been in the area you are in several times. I really like the Carroll county area, but have spent many says in Paris. I like being closer to I40, but I haven't ruled out moving to the Paris area.

Paris/Henry County is a great area. KY Lake really makes it a nice place. I think it's a little more expensive there but not much..just because of the lake. Hank Williams Jr has a place up around there.

I have been through there I think twice. I don't know what it is about this area of TN that draws me to it, but it is almost like I am coming home when I go there. I don't know any one how lives there, and have never lived there myself, but there is just something about it.

I live in Humphreys County. As orhers have noted zoning differs significantly between counties even within a state.

When I was nearing early retirement opportunity I used national information to pretty well scope out where I wanted to retire to. I ended up rougly between I-64, KY Lake, KY and LA. I wrote to the Chamber of Commerce in each county and ask they to notify a realtor in the county who dealt in farm land. I typically received a packet of information about the county and property listings. Once a realtor was selected I send them a list of ten aspects I was looking for, such as running water, at least 75 acres of pasture. I then took off a week and made one day trips to each county to see the most promising one. Found my heaven on the second day to looking. Everything else then had to compete with it.

I have done alot of the same research. I kind of like west TN better, but it is hard to beat the prices, and qty of properties that MO has.
