I would prefer knocking down the asking price the cost of a septic system, and then putting in my own. That way it is located where I want, and - within the govt regulations - it will be what I want, not just the cheapest setup possible..... The sellers would be most inclined to use cheapst materials, lowest quality, poorest location, lowest cost.

My view of such things. We both get to the same place.

Over the last 10-15 years, people seem to want to move into a ready to go, nothing to improve used house any more. Then they complain how cheaply everything is built, and the knobs fall off the windows, the sills leak, the plumbing wears out....

Seems that is what they asked for, something completely done but made cheaply. If you buy it cheaper, and put in better materials as you fix it up along the way, you have a better deal.

If you are at all handy and you have some land just lower the price and put one in yourself. I am not sure about WI, but I installed one myself. Rent a backhoe and have someone bring in a load or two of gravel.

The septic company will put the tank in the hole for you. I did it in a couple of days only because the county had to inspect it.

And if you have 4 kids then upsize the minimun tank size. We require 1000 gallon tank here for a 4 bedroom house so I installed a 1500 gallon. (I have three girls and a wife!) I also added another line with about an extra 100 feet of drain field. Septic is something I want to mess with only once, and that is BEFORE it gets used!

Your inspection should tell you if there are any problems. Again, if you can't afford to fix these things you probably can't afford to purchase this house. What happens if your furnace breaks down, you have plumbing issues, etc.?

We recently moved. We had this house inspected. So far we've had to have the plumber out (pipe came loose and we had wonderful water puddle in crawl space), the furnace guy (flames were shooting places they should not... discovered furnace hasn't been well cared for and will probably not last a long time), and the electrician (the movers hit a low hanging wire to the barn).

I would just about bet that the state of Wisconsin would rule that your house is not fit to live in without running water and septic. If you have children it's VERY important that you don't ignore this. What happens if someone makes a complaint about your children?

I really wonder if you'd be able to get a mortgage if these things are not in working condition. Would you be able to get insurance?
