Callie - make sure the land will perk for your septic tank and make sure that there is a well or the possibility of one. I don't know where the land is, but sometimes those can be BIG issues.
Also, make sure there is electric accessible or easily obtainable and also check out in advance what type of internet and cell phone connections are available.
Most people don't think about these things being so over come with a "bargain and great deal" but once on the property, it becomes a reality to be dealt with.
Also make sure the taxes are paid up to date - you can check that down at the tax assessor's office and one last thing: make sure he can legally sell you the land - no liens, no tax liens, no "wills or trusts" involved.
And also one last thing - make sure that the survey was done by a licensed surveyor, not Bob the local "go to guy who estimates the acreage" if ya get my drift.
Otherwise, sounds like a good deal to me.
