Congrats Mamahen. I have to say, I love our land, too.
And we paid about 25% more for it than we should have, but it was still a good deal, and it was what we were willing to spend.

We, too, paid more than the going rate. Back then, land around here was $500-600/acre. We paid just over $900/acre. But it had everything we wanted: creek, ponds, one more level end graduating up to rolling hills, 30 acres in pasture, 50 in woods, etc.

This same piece of land, WITHOUT any of the improvements we've made, would go for over $2K/acre today.

It's all about what it's worth to YOU... not someone else.

$8,000 per acre? No biggie. Try MINIMUM $25,000 per acre in Oconee County, GA. Some land goes for $50,000 per acre.

Those are Cherry?? trees on each side of the meadow. have lil green berries hanging in a cluster like grapes. not 2 or 3 but like grapes lol.

the Pond is about an acre or so you cannot see the pond from the road it's on top of the first hill.

If you look real close you can see a red spot at the end of the pic from building site thats the car the white "House" in pic is actually a little church on a hill. I have also been told my pics do this NO JUSTICE by my parents lol.

But I put one as my wallpaper to remind why I will be working so very hard the next few years. sorry if the pics are too big i dont know how to change them.

BUT If there is something you want and no other will do whats to say any priceis to much?

was for acerage based on 1750 an acre (realtor price) So False asking price was 40,250 I offered 35,500. Doesn't look so bad now hmmm???

So REALLLLL asking price was 52,000 - 4,000 gives you buying price. (I'll not do the math on the last one give you something to fill your day with

I know you've already bought the property, so this is a bit late(might help other people ), but there's a good book I always recommend. It's How to Find and Buy Your Place in the Country, by Les Scher. A LOT of good information in there. One thing he recommends is finding out as much as you can about the property before making the offer, like how long it's been on the market, how many offers(if any) have been made on it, etc.).

Awwww Thanks everyone and thanks for the support. I sure do appreciate it.

It's hard being in Idaho with all this *sarcastic here* BEAUTIFUL snow I have been looking at SINCE OCT. of LAST year, knowing my Property in Ky awaits, but alas I think if I get a job this summer and work real hard I can pay for some of the utilities or fencing, exc.exc.exc. YALL KNOW

BUT hopefully with the sale of the house we will be able to build there and be DEBT FREE which was MY GOAL :banana02:

I would Love to have my friends from HT as neighbors. I know I would be getting the best there was.
