Here in Maine I guess it is different, When I bought the place I needed INS to close. I had taken pictures of the place to give to them, it had a wood stove, gas wall heat and no hand rail on the front porch, so they just added a hand rail to the photo, and said there is your hand rail, good luck at closing, thanks for your business.

Is it that Maine has a law about this or is it due to a mortgage. Every state controls their own insurance laws so they do vary from state to state.

If you want insurance, you have to accept their rules, period. I don't have home insurance, and I never will, because insurance is a scam. If I could get out of car insurance, I'd do that too! For any of you Christians out there, insurance violates the Scripture by allowing us to get away with damage to other people that we are supposed to pay for ourselves.

I used to be an insurance agent, and I agree that some companies are much better than others. Look for a smaller company that has a good rating. Our insurer is regional, they pretty much just cover Vermont & New Hamsphire, and they're pretty reasonable.
For anyone who doesn't have insurance, I hope you've got enough of an emergency fund to pay for all of your possessions should your house burn down or you get sued (and you don't actually have to do anything wrong to get sued, anyone can sue anyone else with absolutely no basis of proof, and you've still got to pay to defend yourself or you'll likely get judged against even without any proof). I've seen so many families in my area who didn't have insurance lose absolutely everything and have no way to get back on their feet. It takes a long time to replace everything you own, considering clothes, furniture, kitchen stuff, tools, etc. It adds up quick when you have to replace it all in one go.
There are plenty of ways to reduce your insurance bill - take a higher deductible ($500 or $1000), don't claim little things (too many claims can get you canceled or moved into a higher rate class)...

When I went to buy insuarnce I wnent to severial companies to compare insurance besides to get a lower rate. I have severial questions that I asled them and chose the right one that fits my lifestyle. One is a wood stove another one is dogs. Some asked me questions about the breed of dogs and they were regeted right away. One asked about the wood stove and they were denied by me.

If you are looking for new insurance, reveal everything, and voluntarily purchase add-ons if they make sense to you. Someone somewhere will insure virtually anything, if you are willing to pay. If you have something you worry about, pose a scenerio to the agent. "Will I be covered if my woodstove starts a fire in the wall? If a visitor stumbles into the stove & is burned?" You probably can't get anything in writing, though. Voice recorder in your pocket??? I have never filed a house claim, but have had several auto claims all paid by State Farm, as well as a broken vln.bow. I have add't coverage for my instruments. Not all that valuable, but this way I feel SURE, and that is worth the extra dollars. Sue

Farm Bureau will in most states. Check with your state Farm Bureau office. Also Old Vet is correct, you can insure most anything if you are willing to pay..hence Lloyd's of London which insures high risk or weirder things like singers voices, pianist's hands, race horses, high risk things like shipping, etc.
