Ken, I think your defination isn't quite accurate. MF homes are on a steel chassie. Some are lifted by a crane, others are "parked".

Modular homes are usually "lifted" and have a totally stick frame.

That's how they are defined in KS anyway. DH and I ran into some confusion when we refinanced several months ago. Fortunately, we lived in a MODULAR which is treated and valued and most importantly is financed as a stick home. If our home had been MF, we would have had many more problems and probably wouldn't have been able to refinance it.
