They have those safeguards here too. Chances are you'll have to fight just as hard to have them enforced there as here. Unless you're watching like a hawk and have your lawyer after them, they've been known to put pipelines 18" down here instead of the 3' + they're supposed to go, and they use thinner-walled pipe in rural areas. Then you can spend years trying to force them to clean up their mess.

Hello. This 36" or 42" pipeline you mention....Is this a natural gas pipeline you speak of? Given the size, may it be a high pressure,transmission line that's going through your land??....If so, this project should be under the jurisdiction of the Federal Energy Regulatory Commission (FERC). Got any notification from that agency yet, or just natural gas company reps been out seeking a r-o-w agreement? Not sure the scope of this project.....sometimes the company will seek landowner agreement prior to the application or the approval process which can take a year or more....

Just a wondering where you're at in the process.....you might need several pints of liquor to get through this thing. I did. Take care.

my parents had a 1900 sq ft house and 25 acres they had lived on for 35 years in central indiana (commuter distance from indpls and 1 mile from interstate). just sold it last summer.

pipeline goes over the land. went in maybe 10-15 years ago. not worth any less than land right next to it with no line or down the road or in this county. (comparable flat farmland).

I don't remember a lot about when it went across so must not have made much of a mess. when the county put water pipe down the road THAT made a really big mess of their front yard.

Im about 45 minutes from Austin and that property would easily sell for 2m. Its all about the views here, especially if there is any type if water involved. Some rich Californian transplant would scoop it up, subdivide it, and save the place on top of the hill for himself. The oil pipe really doesnt matter much - in TX they are everywhere.

I'm just a little south of "right in the middle" and if that pipeline goes through, you can expect that land to go down to about $2000/ac. I'm just east of of IL's NG/Oil pipeline jungle and they're having trouble getting rid of that type of land here, unless city-slickers use it to get out of Capital Gains.
If the line doesn't go through, well then, it's however you want to market it. I've seen land listed around here that wasn't good for anything but hunting and listed for $7500/ac. Take a corn field close to town, you've got yourself a high-end subdivision and can make $30,000/1/2 ac!

I can say I would be none too happy.

In my area farm ground, view or not, SW IL btw is $4000 to $6000 and acre due to subdivision and speculation on ridiculous business ventures.

Not sure how that pipe line would affect the price.

One major concern would be loss of row crops during construction in spot directly over pipeline in addition to whatever extra ground their equipment drives/parks, piles of earth stacked etc. The easement needed to construct will far overshadow the actual pipeline.

Then there is the dreaded rut repair and loss of top soil due to digging up and then covering the pipe. (depending on depth) Speaking of depth, would it limit equipment use in the future due to tillage practices or weight of say a big combine?

They should also have to pay for something in regard to land value and use. These are NOT mineral rights we are talking about.

Forget about the fact you will feel violated and displaced on your own land.

My condolences, sincerely. Would pop a vein in my forehead over this one.

Im in the Pana-Vandailia area just south of the real good black dirt north of the shelby morraine , Rosemama and Hinton how close are you guys to that?
