i might add that i lived my high school years in Golden Acres not too far from where you lived.

We have a house that was built in 1900 on seven acres. Taxes went up to $2000 and their supposed to go up next year again. Over in the Seattle area some people have seen their home evaluations go up 80% this last year.

we just got our taxe bill in June, my taxes since I bought the house and 8.5 acres in March of 2001 where 1200.00 a yr now they are over 3000.00 a year, I went down couple months ago and complained, that i didnt understand increase, well they were taxing me for double buildings and stuff that wasnt even here, that I took down when I moved here, and it has been appraised since I bought it several times, so when we were done I had the value of everything dropped 40,000.00 which was fine cuz I dont plan on selling.. New appraisal,,new bill,, new total it went back up the 40 + another 10.. I couldnt believe it, I still have the same house, same barns, same everything, actually less crapp around,, I improved the look so my value went up , give me a break I dont want to live in a dump. Headed back down in a month for appt with tax people,, think They will like me when I am done,, I dont think so.

our little place here last year it was 112, this year it's 400 , next year ( were having a new mobile home put in) it will be about 2000 a year.
that's everything, most of it is trash tax from last year and this year.

that's a 31 year old mobile home, 1.3 ac of land. and a old barn.

Two large barns, 4 bedroom home, extra well house=$214.00 yr.
Our Assessment is now frozen and will never change due to our ages.
The only time our dollar amt will be raised is if the millege is raised.

We were paying $2.000 for 1/3 acre and a three bedroom house in Spring Texas
5 yrs ago.

You should be thrilled that half goes to education! Just think it could be to support something really beneficial ...like jails.

That settles the issue of what state is the best for homesteaders. Here in OK my property tax jumped too. It's now up to about $15.00. Oops, sorry that isn't really property tax, it's the animal tax I have to pay to keep my tax free status to buy farm supplies. I guess I'll have to keep paying the animal tax cause it's less than it would be if I had to pay tax on the feed, feeders, fencing, nails, etc. that I buy to keep the place running.

This is for 10 acres with a pond, fenced & partly cross fenced, 2 barns and several outbuildings. The house is a 3/2 that is over 100 years old.

Come on over, the property tax is fine...

Here in California, we have Proposition 13, which regulates property taxes. The value of your property is set when you buy it (basically the purchase price) and then the value, for tax purposes, can only go up by 2% a year. Newer buyers, who bought at high values, really take a hit, while long time owners have fairly low taxes. Usually the tax amount is 1% of the assessed value, with some addons depending on your county/city. Also, if you buy from your parents, you can keep their same valuation, regardless of what the property is worth or what you paid for it.

Of course, you're kidding right?

What part of the country are you from? Hard to imagine taxes that low.

I'm very lucky in that my county we have public schools Plus a College!!! Woohoo!!! My College taxes alone were more than your total. Sad thing is, there college library is just slightly larger than my own. (Mine is better, of course )

My 2006 property tax was $2,400.00. By the end of this year, I will have paid over $2,800.00. This doesn't even include the motor vheicle property tax. My house is 1,200 sf, with a 20'x40' garage. It sits on only .34 ac.

Can anybody guess why I keep looking for properties in Spinners neck of the woods?

(Hint: it rhymes with "getting chewed")

About 80% in our town goes toward the school. Waste of good money down a bad drain. Our town also has the highest rate of homeschooling in the state. A lot of families don't think much of our local school.

We are in Minnesota, aren't you getting hit the same up there as we are down here? My taxes have been going up 12-16% a year.

School got mold in a set of 30 year old 'temp' buildings, so they had to decontaminate the attached building. That was going to add 10% more for 2 years, but they won a settlement & so only needed 2% more for 2 years. No need to vote, an emergncy need....

now they closed one building, and are again adding several 'temp' buildings to another location. This type of school addition does not need voting, they just levy for it. That is 5% increase.

So, this fall we are supposed to vote on a levy, because they need more money..........

The mill rates are going up, the assessed values are going up, it is crazy down on the south end of the state.

well, Oklahoma
50 year old house, average city lot, 60x120
two story 2000 square feet.
$688 in taxes
over half to the sorry state of schools and the other half to the even sorrier state of county govt.
Nothing goes to the city.
They exist off sales tax and utlitities.

Zant I really hate to break yer rant as ya did have a good head of steam going but
this will not be a very friendly nor sympathetic lot on this issue.
Most states REALLY sock it to the property owners,
You should feel blessed where you are.

Brother owns 1/2 acre 4 story house and his taxes are 13,000 per year in a small town in New Jersey. I still don't know why anyone would live in New Jersey unless it was life threatening to leave. I left about 40 yrs ago and only go back about every three yrs for visiting what family is left.

But I guess thats what makes horse racing, to each his own.
