We live in a 20 year old earth sheltered home. Buried almost to the eaves on East and West, to about 6 feet on the North side, we left room for small "escape windows" at near ceiling level. It was built into the side of, at the top of a small hill. The outside of the walls were covered with asphaltic type mastic. This doesn't apply to you because we have a conventional hipped roof. We have never had any water problems. The key is having the ground sloped away from the house, wide overhangs, good gutters, and most important drain tiles at the footer level and lots of rock over the tile. If you keep the gutters in good repair and cleaned out with something on the downspouts to direct water from the house, and the footer drain openings clear you should have no water problems. We didn't have any trouble with financing, but we already owned the 30 acres and had to borrow only anout 50% of the construction cost of the house.
