I believe that as the Earth warms, and it is, the northern states will be the next areas to homestead. There is still a lot of water in the north, it will be more bearable for temp., and the soil can produce. I think the south will become wasteland with heat, kudzu and snakes.
Not trying to flame anyone, that's just what I think.

I bought 42 acres of woodlot and I am in the process of building a house. We have lived in it for a year.

Here our property taxes are higher I guess.

I pay $1.05 per acre.

Last year we paid $47.
