well if you ain't in a hurry we may sell our acreage in Douglas county in a year or two. Looking for a place up Vermont way, where the weather and people are more conducive of our mindset. Let me know if this is something you might be interested in and I'll link you some pictures.

Bob: There is a 12-15 acre place for sale across the lane from me. its got a nice fairly new trailer nicely kept and placed back from the road. Also a little barn and some sheds and a bit of pasture ground. its a nice place and I would buy it if I could swing the money. I think they are asking between 75-85 k for it, but as its been on the market for nearly a year and the owners are already in a new place and job, they are probably very motivated. if you are interested, pm me and I will give you contact info.
As an added inducement, we are about a 20-30 minute drive from Bennett Springs and Lake of the OZarks.

We haven't moved down yet, but have been keeping an eye on the weather once we started looking for land. The Ozarks do seem to be in a kind of ice belt. But any frozen precipitation seems to melt pretty quickly. And there is the occasional tornado. But that just adds to the fun right?
Another way to pick an area is to look at a night-time satellite photo. Most of Douglas County is pretty much black. We thought that was a pretty good sign. First thing we did, the first night we spent at the farm [and i use that term loosely] was to go outside at dark and check to see if we could see any dusk to dawn lights or the blinking lights of towers. Not a one could be seen!

Man there is a lot of information here, and it's all very much appreciated. I've been spending a lot of time researching all of this and not really getting a lot of work done.
I've found out that the Cassville area has a health care index of 98, the U.S. index is 100. Here is the link if anyone else if searching for information about SW MO. cost of living, http://www.bestplaces.net/city/Cassv...911890091.aspx
Do those of you that have moved there from other states, and folks from there, find health insurance to be expensive, it's expensive to begin with, so I'm talking about compared to other states.

Other than the supposed heat in SwMo, what is it about the mindset of the Socialist Republic of Vermont that is so endearing?

As far as I'm concerned, the most perfect town on earth is Ava. It's small (if you like that) but close enough to Springfield to visit when needed. There are more things to do than I can mention here and the area around the county is the most beautiful hills and streams you can find.

Cassville is about 20 minutes or so from Tablerock Lake and from Roaring River trout stream. You can check the area from www.cassville.com It's a nice place to live. Of course it depends on what you like. About an hour from the "city" stuff in Springfield (major hospitals, doctors, 5 colleges, etc) On Halloween the town square (including the court house) close early and hand out candy to the kids. Never saw a town do that before. We do have hospitals but just for small stuff. Air Evac is $60 a year and can get you to NW Ark hospitals(nearest VA hospital) or to Springfield in minutes. They fly out of Springdale Ar to do the pick ups. Takes about 12 minutes to get here and another 20 to geet to Spfd . Our taxes on house,shop and 10 acres-$200. Personal property tax on vehicles, livestock, machinery etc aren't too bad either. It's all relative I guess. Depends on what you are used to. At Cassville, it's the edge of the plains and the hills coming together. It's flat and open here where as 20 miles south in Arkansas it's hills and hollers. We love it here.

Yep! We like Casseville
Countrystyle; While still being open to other areas I've not seen yet, I'm drawn to the rural Cassville area, somewhere a few miles outside of Cassville towards Shell Knob would be nice, or even between Cassville and Exeter.
I knew about the hospitals in Springfield but never gave much thought to Arkansas having any services, lots to consider. (and learn)
Was in Cassville in April and hope to return in late Jan. just to get a feel of the area when it's cold. (hope it's not windy)
One thing about the folks in the Ozarks, they sure are helpful!!

I live here at Lake of the Ozarks and I like to leave for about 6 weeks a year. January and the first two weeks of February. Don't always get to but I like to go West then.
I find that Summer only has about 2 1/2 weeks that is just a little too hot for me anymore.
I must tell you that I have lived here all my life and with the way land has shot up the past 5 years in price I'm glad that I was here before a lot of newcomers. I still have a hard time thinking about 50 dollars an acres let alone what is being charged today.
I have been offered for 1 acre now what I paid for the whole farm. Hard to believe. But helps having lakefront land.
If I wasn't so banged up I never would think about leaving here anytime of the year.
I think you will find everything you want in this state.

I think the Ozarks is still a good bargain
Hillbillybob: Even with todays prices I think the Ozarks are still a bargain compared to other parts of the country, and you can't beat the hospitality of the people!
There just doesn't seem to be as many greedy money hungry land developers wanting to build 8 houses per acre in the Ozarks driving up the prices as in other parts. Maybe they are around, but looking for rural property I just haven't noticed them.
I lived in Kingman AZ from 1986 - 2002, in '86 the average price of a 1,200 - 1,300 sq. ft. home was $50.000 - $60.000, today the same house sells for $275.000 and up, that's a lot of money for living in a gravel pit with little grass or trees!

bobincolombia there are developers down there. Just not all clustered up like you'll find in town. If you look along the bigger roads/highways, you'll see some subdivisions. They are more of the 2-5-10-20 acre lot variety though. With the way the current housing market is, that may have slowed down a whole lot. Even with the higher prices, you're land money will go farther down there than a lot of other places. Prices for things are usually lower too, but that reflects the pay scale, down there.
