I guess value is in the eye of the buyer.
This morning, I drove over to look at a 52 acre property that is being sold. The property lies along a large trophy trout stream, has several cleared, formerly pasture, acres and is an inholding within National Forest lands near me here in the NC foothills. From the end of a state maintained paved road, it is 3/4 of a mile to the property and the access involves driving thru a large creek where no bridge would ever be allowed.
The current owners bought the property in 1982 for $16k (basically worthless mountain land), sold the timber in 1988 for about $30k and are now selling the property for $936,000 and the buyer did not even blink an eye at a price for the survey amounting to about 2% of the sale price (about $400 per acre just for the survey).
