A lot of us are moving to Tennessee. Insurance and property taxes are out of sight, housing prices ridiculous, Florida plunder and loot has the legislature sewn up so no solar /bagasse energy genration tax breaks, and the state will run out of frexh water soon.
Other than that, it's lovely.

I don't no, we've got twelve months of "growing season" in Maine if your raising beef, sheep, swine, Christmas trees etc. I used to live in Virginia. I liked it and I would have stayed but moose hunting season wasn't long enough. :baby04: I guess its all what you like doing and where you feel good doing it.

I would have to say Missouri. There are alot of very reasonable prices on homes with acreage, plus if you weren't ready to buy yet there are alot of places availible for rent till you find what you are looking for. We also have all 4 seasons. I wouldn't look into the big cities but all rural areas some are located by some pretty decent sized towns.

I know my place was 44,000 house,barn, and 14 acres.

The one thing about my grooming business that I think is different then a lot of other places is I don't charge rediculous amounts for it. It will be priced very reasonable. I think it is rediculous when around here people pay $55 dollars to get their over weight golder retriever a bath. That is just sad. I have worked in a few grooming departments and have seen the good and bad of it. I have so many ideas that I know will work, and attract people that normally would not bring their dogs or cats in to get groomed. Reasonable prices, and ---- good service are just the begining. So being in the country isn't to big of an issue for me. I live in a small town now, and everyone I have mentioned the idea to thought is was great. They have to drive to ways to Petsmart or something to get their pets groomed. for rediculous prices for sub-standard work. I now first hand, I worked at a few of them in different areas. So they taught me what NOT to do.

Thats why I wish I could find the place I am looking for here. I did, but they never updated their site, and there is a sale pending on it.

18 acres, new barn with horse stalls, fenced patures, dog kennels, all wooded and set far off the road. *Sigh*

GW, I am in agreement about the dog grooming. I also am a dog groomer I haven't done it in 9 yrs. I believe the prices have gotten out of hand. I think you would do great plus you woyuld have all that over head plus a great envirmont fro your business to prosper..

I recently met a woman who does dog training and grooming. She works parttime in the boonies northeast of Albany, and two or three days a week in Manhattan - I'm guessing at about a four hour drive. I believe she has a place to stay in both locations.

Want to bet on where she makes the most money?

Hey! Back off! We want her! We can always find room for more like minded folks.

With a decent unheated greenhouse you can start growing by mid February and not quit til the days are very short in mid to late December. Without one you can start planting in April and go through late October, early November with some knowledge and the right crops. We often don't have snow for Christmas and it's usually gone in late March, early April. Hunters complain about the lack of snow through November. But, I do remember having a little snow on May 9 12-14 years ago and 3' of snow and 90° one day in early May, after a very rough winter. That's unusual.

My step-children live in the Aroostock area of Maine, about and hour or two north of Houlton. The wildlife is gorgeous, prices are going up, as everywhere.

The bugs are a gazillion times worse than they are here in VT, I know that. The winters are severe.

Not much in the way of cultural benefits that I could see. I would move there in a heartbeat, except---no Tae Kwon Do school for my kids, no dance school for my talented daughter. Shopping is much worse than here, lots of poverty.

Here in northern VT, you can still find some of what you personally are looking for, and still have more theaters, art galleries, musical events, and etc.

Since it isn't that far from you now, and your used to snow, you might want to try the north central and northwest areas of Pennsylvania. You can still find places with about 10 acres and a home or camp for around $90,000 or less. I just bought a camp (Nov. 2006) with afew outbuildings on 10 acres for $105,000. It's totally secluded, surrounded by miles of forest , and the closest neighbor is at least 3/4 mile away. Realtor listings are slim right now, but in spring the listings pick up. In Mckean county you could try-www. portallegany.net-they have afew realtors listed. Around my area, Warren county-www.hhlook.com, www.timberwoodrealty.com, marshrealty.com, www.towncountryproperties.com. Another site is-www.pennswoods.net-they have a free classified section; check houses apartments- or put in a wanted ad . Oh yeah, another one in Mckean is www.katyrealty-kanepa.com. As for newspapers, try-www.usnpl.com; click on Pennsylvania and pick towns that may interest you (you will have to get a PA. map to see what towns are where). I will be moving to my camp full time this spring, so I'll keep my ears and eyes open for you! Hope this helps!

They have realestate all over the U.S. for sale. Just enter the parameters on the page they provide and it will show you a list of properties they have.

Have you checked out N. Arkansas? 4 seasons, pretty & inexpensive. You could have dog boarding b/c it doesn't get unbearably cold.

I second WWW.UNITEDCOUTRY.COM. We used them and looked at several properties in KY and TN and finally purchased in Middle TN.

Occasionally I see woodlot acreages with old farm houses, or with trailers on them; for less than your first price range.

But you dont see them listed by any realtor.

The realtors bump the price way up.

Let the child finish the school year where he is now. Rent if you have to until you have something "risk-worthy"...maybe even stay put another school year...unless The Cheater is still in your location, then maybe it would help you to move elsewhere. Keep in mind that there may be a custody issue and you may not be allowed to relocate at a later date. Check with your attorney...you might want to leave ASAP. Keep tabs on the sale of the property you wanted.....sometimes deals fall through. Keep us posted. We care about you.

I can't imagine any state west of the Rockies that would have harsher weather than back East. It is pretty mild here. Wonderful weather, no bugs, lots of open space, no or few natural disasters, but terribly expensive.

I would say Michigan - you get all 4 seasons, and little to no natural disasters. Plus, the ecomony is totally shot, so land/houses are going very cheap here. you can buy 20 acres in northen lower michigan for $30,000, then put a house up with the rest of your $90,000.

I would recommend you stay put for a while.... one you may not be able to leave the state, due to your husband's rights of having a realtionship with his son (Assuming that the child is his).

Secondly, if you can leave the state, you might want to think long and hard about how much it will damage your child, one he's lost the only family he's ever know, it's bad enough dad isn't at home anymore, but to move him cross country..... get through the next year, then open this thread up again.
