I took a look at the mini barns and playhouses at Home Depot, OMG you have got to be kidding me. 2x4 construction with basically plywood paneling for siding, I wouldn't build one this flimsy to store my garbage cans in. The H.D. sheds look like they are priced at 95% profit and 5% materials. $1500 for a 12x12 sounds like a fair price and there is plenty of profit in there as well. The problem with most (not all) builders is they all think they are worth $200 an hour for their labor that they are paying a guy $10 an hour to do.

The one thing for what I do is I furnish the materials but not the labor. As far as other sizes if you have a need I will cut a package for it. You can hire what is called spot labor (A fansy work for a carpenter that will work on the side for a hourly wage and not have to worry about the permit and other garbage for 12 to 20 per hour depending on their expertise. With a helper I can build a 12 by 12 in 16 hours and I don't can myself good. THe three days also was moving 20 ton of dirt driving 120 miles and so forth. The whole idea in what I am doing is I want you to be able to build your dream (Not Mine Yours). If you start small and acomplish a small project the larger one just got smaller. I build 100 dog houses before I built 1 mini barn. I know that is over kill but when I design and build one it had stuff that others dont have.

Yeah you can see it.
Now if you will look past my son-law you will see that the studs for the walls are verticle. What this give you are 6 inch wide shelfs around the structure. You can't do this if you use staeel or T11 but with the 1" baords that are glued and nailed it works well. The roof is present and as shown the roof over laps the bottom 6". This is done in a way the their are no entries for birds and such and it takes the problem of rain on the top of the walls away. Teh floor as shown is 3/4 Ply that I suggest to be glued and nailed. It doesn't matter the size.

I'm sure you meant to say the studs are horizontal, not verticle...

Your about 500 miles which would cost $1.50 LOADED AND $1.00 unloaded. THis means about a 12X24 or there about.
This would have Two doors Two window 3/4 Ply on the bottom floor 1" poplar on the loft 4x6 Cedar to sit on and the steel roof with the trusses precut (You don't have to mess with angles.)
