Has anyone seen the property? We are quite a distance away and can't offer to look for at least a few weeks.
We never hurry our considerations on any purchase because of seller pressure. In fact, seller pressure raises red flags for us.
"Seller will carry" as an opening position also indicates that the seller feels a need to offer incentives in order to sell the property. Since most sellers prefer cash, those offering good land at a fair price don't usually open negotiations from that position.
This is not to say that all owner financing is questionable or unwise. When we are sellers of real estate (as we are at the moment) we may be willing to "hold paper" for the right people under the right conditions -- but we never announce that in advance in an effort to attract buyers. The buyers that offer attracts may not be those for whom we want to hold a mortgage (present company excepted, of course). Another "cost" to us in making the "owner will carry" offer is that it reduces incentive for any buyer to pay cash or arrange their own financing (which we prefer they would do).
When a property is advertised as "hunting land", that often translates to "cut-over land that is not satisfactory for much besides hunting a few days per year". Does anyone know when it was last logged?
We could be interested in purchasing some land among other close-to-the-Earth people, provided that the land was appropriate and conditions were right.

There was a couple of older threads about starting a homesteading community but I don't know if any further plans were done with those groups or not. My question is will the same rules apply to this place such as only wanting neighbors of the Christian faith?

A few points about Washington county
That sounds kind of pricey for such a large piece of property. Usually, when they sell such a large piece of land, it goes for less. $1000 an acre sounds a bit high to me, but then, I haven't priced land in Washington county in quite a while. I still own my property in Washington county, but I don't live there any more. I moved a few counties away over 10 years ago for a new job and bought some land over here in Boone County. Things were starting to get a bit crowded there in Washington County anyway. Anyone considering Washington county might want to keep that in mind. The growth rate there is extremely fast, and has been for a while. I bought my property there in 1992, and I was about 17 miles from Fayetteville, on the far side of Elkins. Most of the country between Fayetteville and Elkins was farm land and pastures then. When I go back there now all I see are subdivisions almost the entire stretch, and it's like that all around Fayetteville. Washington county is still a nice place, but it seems to be enjoying a boom, not exactly the best environment for homesteading-minded people.

Fourdeuce the place in question is in pettigrew in SE Maddison county, My present home is in Maddison county also.Obser1 no one has seen it yet Of course someone would have to see it before they buy it, Makes it pretty hard for me to do much being in Kosovo, Guess I will just save my $ and hope that our currency does not collapse and that their are still good places available in a year or so.

Fourdeuces WA county observations are correct I would have to do some serious soul searching and sacraficing to live there. Sure it would be nice to be closer to the farmers market especially with gas prices what they are and surely getting higher, But I imagine they have building regualtions in Wa county and I know you cannot keep chickens in a lot of the more developed places there now(how sad) see the link http://www.cnn.com/2006/LAW/06/23/ch...nance.ap/index .html

Has there been any news or has anyone talked to the owner about subdividing the land?  I know someone said it was time sensitive so we had to get moving, so I'm just checking to see where things are at this point.
