Goat lady I am sure that in my county you can be off grid, I guess it is hard for you folks that have lived in places with all those rules and regulations to belive or imagine it but I assure you I know plenty of folk swho live off grid in my county. One of them is MTN woman who posts here at HT. And some people about 5 miles from my home that just have a solar panel and simple home they built on their 6 acres. I have a neighbor who gives his cattle access to the creek all along his 3ooo acres.and spreads bird crap from his factory farms they absoloutly will not require you to have septic tanks e.t.c. I plan on an out house. My county is as free as you will find in the continental USA.

Just so you all know I have a feeling I am going to end up in the area or at that property and once I am set up there in a year or so I will be talking with people and keep a look out for good deals and will let my friends here know when they come up. I have a feeling that this particular property will be sold with in a few weeks at the most if it is even still available. Most places in the area are bought by the locals word of mouth only.

janp, it would really help to have a link to that property! Don't be so optimistic about it being sold so fast - times are hard economically and even developers have to consider who will buy what they subdivide and develop. This acerage may just sit on the market quite a while.

jnap, I am neither. I could hunt deer in my front yard if I wern't in a subdivision.
I am just an old retired coot that was born and raised in the country
and wanting to go back there. Corp. life has kept me in the city for
40 years and now I am done with that.
I thought I had a 17 acre farm bought close to here but the realtor
bought it out from under me. She made some improvements and sold
it for 40K more.
I have been a lurker (learning more everyday), have had an organic
garden (if the property would allow) for 20 years.
I am sorry if I offended you. I don't want the pie but I would like to have
apiece of it and be your neighbor down the road.

I dont have any photo's of it. You watch I bet it is sold with in a month. I could be wrong though.

I would have failed a comprehension test on that one jnap -- I misunderstood when I read your thread title "....purchase with me." It is possible that even an owner would not agree to owner finance that much land to a large group of homesteaders as a group, right? You have corrected that misconception later in the thread ... I now understand that you aren't really interested in purchasing the land as a group just letting others know it is available incase they are also interested in purchasing their own part of it, just like they would any other piece of property.

bump to find out who might want land there.
I can tell you this: It's remote land, and has lifeflight available for Fayetteville,Ar Hospital for a one time lifetime fee of $750 per family. We only have a few days to make up our minds in order to keep it for our group.

I mean I talked to the owner this morning and this week it goes into advertising open to John Q Public. So a person could buy a parcel for their Mc Mansion and ruin the idea that we have.  Soooo, we need to get off our duffs.

Boxwoods is right, mark my words this place will be sold with in a month or so at the most and I would not expect to find another parcel half that perfect in my county for that price that is willing to owner finance.

I lived in Arkansas for abit in early 1970's. I would beware of 2 things for sure. I am familiar with the Arkansas Hospital there and know for sure there is some lousy medical work done there. I would truly hesitate to take a loved one there for treatment. Secondly, have you checked to make sure it (or any part of it) is NOT in a "flood zone"? Is the water in the ponds from springs or run-off water? Any access from that land to state road?

No. but I know the area and their are no flood zones there except for the white river and the property description did not mention being next to the river. It is the ozarks it is all mountains around there. I am sure that a Boxwoods could call the # and find out. I am limited on my phone calls and the man selling the place has a cell phone so I cant get a good connection using SKYPE on the computer.

Good question, I am pretty sure. it says that their are roads all over the property.

BAD BAD BAD to make such a major decision under pressure because of a supposed time limit! Let the owner know you are negotiating with others and need more time, if he requires put it in writing. If he says no deal - accept that.
And Boxwood, you sure it said $750/family for air evac? We're just a couple counties over from Washington Co. and it's $75/per family per year here.
