It took alot to get the contractor to understand what we wanted - a brick chimmney with a hearth - tile flush with wood floor and tile around fire box. I think at the very beginning of project we mentioned brick, but before house (modular) was finished in factory nov. we explained we wanted flush. They had me go 2 1/2 months before to pickout my brick - did and brought that sample and showed tile to office. They still thought we wanted a brick hearth - we put in a woodstove insert which is flush.
They normally do standard modulars without extras and they only do chimmney's (now we know) every two years or so. What gets me, is they knew they had too many before the mason was anywhere near finished. It was such an awful "todo". the woodstove people kept telling me i needed a fancy metal liner (looks like a slinky with tinfoil)? the whole 34 feet of my house and after much consultation with codes, building depts., etc. told them just deliver my stove and install it with a connector piece (4 foot piece from woodstove up into tile flu). Keep in mind, i just had a brick chimmney built with a firebox and a clay tile liner! They just figured they were going to make $$ on me because as soon as i mentioned the code read to me by bldg. inspector they stopped arguing. The stuff costs 20-25 per foot!
All in all, i got what i wanted - house wise. Our foreman was very nice, easy to work with and committed to the job. I found unfortunately that the builder had too many modular houses going at once and thus things were a bit disorganized.
On a positive note, the chimmney looks nice, the woodstove is awesome, the brick company finally came one day and took what he could of the bricks and they came back after we had taken 3/4 pallet of bricks out of the way (very weird they showed up a week after without asking). Then the flu liner that wasn't used i told the guy if he wanted it personally (he had the handy equipment), he could take that too and we were both happy!
I will never build again and it went very well for us.
