We are out in the woods near millonockett. 125 acres no electricity no bills.
beat up bodies but is still worth it. the Maine homesteader party sounds good
were up for it.

Assuming that you don't clear cut the land, keep it in treegrowth, then every five years have a forester come and look it over, he will advise you if it is time to timber it; otherwise foresters charge around $200 for a management plan.

Once you have that management plan, the land's taxable value is set in stone and can not be raised. The state tax assessor has to follow the law, so the assessed value will remain $300 per acre of woodlot. And you get taxed around $1.05 /acre.

I do feel badly for folks who find this too much taxes. But if you have 100 acres; you pay $200 every five years [to a forester], and $105 every year in taxes. I do not see where that is:

"This practice has forced property taxes (especially waterfront) up to the point in many instances where camps that have been in Maine families for generations have had to be sold because the taxes are so high."

I just do not see it. Going in and taking a deer each year for your chest freezer should be enough to compensate for what it costs to maintain the land.

One of my neighboring properties was bought last year by a guy from the city, and lives down the Portland. He wanted to take his 40 acres out of treegrowth before he put in a cabin. I told him it was crazy to take that land out of treegrowth, but he insisted.

Then he met with the state tax assessor. He paid $900/acre. 40 acres of riverfrontage forest assessed at the assessor's rate would bring the assessed value up to $10k / acre. He would have to pay a penalty for taking it out of 'treegrowth' [nine years worth of back-taxes at the new rate of taxes], which would have far exceeded how much he had paid for the land. and then each year's annual tax bill would be close to the purchase price. The state tax assessor advised him to keep it in treegrowth and put a cabin on it.

We are in Prentiss twp, We have 84 acres. Right down the road from Springfield.

The road not taken, had a gas station only a 1/2 mile down the road, with a free gas can you could use.

About 30-35 miles north of you. We're in Hartford ... you can see it on the map if you look real close. lol I used to sell truck-loads of firewood to a f-w dealer in Durham. I forget their name ... Reed's maybe?

Fort Kent to New York City is 630 miles.. from nowhere to everywhere is a 10 hour drive.

We are leaving Northen Maine next week because of DH's job situation. We are up by Caribou. I will miss my land I hope we can find a decent home stead in Arkansas.

I wont miss the cold, the taxes and expensive cost of living though.

Glad to say I escaped after 7 looooooooooooooong years...I don't know if it was the HIGH taxes,lousy weather,HIGH fees on everything,High property taxes,snow,mud,no work,low wages,etc...HAPPY iI moved back to Deep South,very low taxes,low car registration,no inspection stickers,117 deer a yr versus 1,our fruit bushes and trees are already flowering,much happier people-Yep I'm a Rebel.....

You forgot that on the 2 nice days that you get a year that the blackflies keep you inside!!

We are soon to be rebels after 6 1/2 looooooooooooooong years.....can April 23 get here any sooner?

Meh. So far as I'm concerned, MA is the sunny south. I'll visit further down than that, but I'm a rock-ribbed New Englander and happy with that. I've got to the point where I'm bored with southern MA and want to go home.

Ripcat-ranch,After 6 mnths you will be asking yourself-"WHAT WAS I THINKING"-I had to wake up and turn off pool pump after feeding horses while wearing shorts-hard to take....
