There's nothing wrong with a thread about relocating when the poster is telling the truth. I love Homesteading Today because I get so much helpful information here, however, I really take offense whenever someone makes a joke of this board.

I went and did it. I quit my job at Con-Way Thursday.

I was tired of it and it was cutting my time way to short.

I open the store monday morning at 5am. I hope it gose as well as I and many others think it will. If it dose I will just manage it and do my tare down and delivery work in a rented truck.

As for my claims. They are very easy to check. The nice thing about being an elected official. You have to register with the Sec or stste and get a clearance fom the county clerk to even run. This is followed with a back ground check and investment holdings.

That and you are more then welcome to come check us out. Our town loves visitors.

I figure with the store opening, sheep comming at the end of the month and a drive to keep doing my shelving tare downs. This will make me much happier.

Most my money came kinda easy. By chance. I had a bit from cashing out a 401k and my daytrading account with Ameritrade.

My mother found my first deal. I purchased a tax lot sell for 2k for a 75k house. I put about 15k into it and it cash flows about 500 a month. Not alot, but ok. I have upkeep, insurance and taxes.

I soon started picking them up all over in this town. All of them needed MUCH work. Right now they are running about 125k a year cash flow BEFORE taxes, insurance and up keep.

This sounds nice and all. Just the problems get tiring. I have main folks and such. Just water breaks always seem to happen at 3am on the coldest day and such. It gets to the point were it isn't worth it.

The last place cost me 15k for 2 acres with a old farm house. Well water and propane heat.

I dumped 26k in just material. The folks that fixed it up get free rent for 1 year then a 3 year rent at 300 a month. THEY TAKE CARE OF EVERYTHING. Taxes and up keep. I pay the insurance for my self.

They take care of it. something gose out. They pay and get it fixed. They love it. I am happy. This is the first time I did anything like this. These folks wanted it. I didn't want to deal with it.

I am excited about Monday. The wife will work nights and 2 others are hired for mornings and miday. I have to truck over two towns to get donuts at 4am Monday because our donut deliveries will not happen till Tuesday.

See you are streaching things. I am 28. I did not build this town. It was here way before me. I was able to offer my time to help the folks that live and love this town. I have also gotten lucky and made some fine investment in it.

I do not tolorate tresspassers. I mean why should I or anyone else? Stray dogs are a mjor problem here. A few years ago. There were no strays. Now, they are really bad.

Just Tuesday our chief of police shot a stray dog that tore the hell out of a trustees child. This did not go over to well.

There is a diff if a house dog or such get s out or breaks off the chain. The ones that our loose every day all the time. Thats bad. Pit bulls, other agressive dogs and such running wild? Thats a bad thing. I say kill them.

I do not consider my self rich. I do not drive new cars or trucks. I have alot of vehicals, most were just deal I ran into. The newest vehicals I own are tractors and mowers.

Most my money gose right into investments and large donations.

I would be rich. If the wife and I could have a child. This is a area many do not really think about. Invetro is 10k. been down and failed a few times. Doctors still say it is the way to go.

My self I want out and a new change, but at the same time do not. Its a hard personal battle.

If it were me, I would not move out of the midwest. I like the mindset here better than many other places that cater to the "lah de dah" types i.e. colorado, arizona, etc.

The best thing about where I live (Missouri) is that people aren't ashamed of who they are. They are the most genuine, kindest people on earth. I wouldn't trade Missouri for anything even if I had over a million dollars!

Northern Nevada may appeal to you, that is cool. I've been there and I didn't care for it. To each his own.

I like it here as well. I just can not have any free time.

I can venture out to my shop to work. I end up with folks bugging me. I went out there to get some crap done. Now I have folks wanting this and that or wanting to stop by and chat.

Its bad when I have to have the wife lock me in the shop. That way no one can bug me. They end up knocking and yelling trew the door.

Thats the major reason I like nights. I get alot done at 2am in the shop. My last job was nights and screwed me out of my shop time. It was my fault. I took the job.

I do not think we will be moving. I do look to hire a managment company for the rentals and take a easy. Let them deal with them. This will give me time for the store and church. Not to mention the sheep we want and have comming. That is stressing me out a bit. Its new and not a area I have experiance in.

Elko Nevada is were I would like to start over. I think It will be some time. I am thinking of buying now for latter use.

Yes it does look to good to be true, bet there is no water for 200 miles and it is next to yucca mountain!

Well, if you haven't visited Nevada, I'd recommend you do before you buy - sometime in Mid summer and again in mid winter. The pictures it shows are how it looks for about two weeks a year in Elko, the rest of the time it's much less green and much more dry.

I lived in Las Vegas for a few years.

While driving truck I made it thru Norther Nevada alot. I stopped and spent a few days a year up there.

I like the norther part. They get snow and the summers are not as bad (still bad) as the southern part.

Elko has some water. There is a river near by. That is one other reason I liked it.

They say water is 15-25 feet down. So a well is not out of the question.

Yucca mountain is 104 miles away.

We open the store tomarrow at 5 am. I am very excited. I have to be there at 4am for the donut delivery. Fire up the stove for the biscuts and put the gravy on.

The roller grill is the real money maker. I have to put on the sausage egg and cheese roller bites.

I have to toaster set up with fresh break for toast.

We are starting not totaly set up. Our Tobacco will not be here till midday Tuesday. Lottery will not be in till Thursday. Milk products with eggs and cheese will not be here till mid day tomarrow.

Our fresh meat will not be in place for 1 more week. Fountain soda will be 1 month off.

Over all. I am happy with what we got. We have to play by the cue for the health inspector. He will be by some day.

Our prices are good. Wonder bread for 1 buck a loaf. We beat Wal Mart on that and we beat them on EVERY thing we sell. So far.

We have to have mark up and profit. The cooling equipment is not cheap to run. The other equipment is very high price.

Our 8 oz cup of coffee is free. Refills in your cup are .50 and all the rest 12,16,20 and 24 oz are all the same price. .75 a cup.

1/4 pound hot dogs all beef. 1 buck. with chili and cheese 1.50. Fresh biscuts and sausage gravy 1 buck for 1/2 order ( 1 biscut) a full order is twice the price. Simple.

Anything off the roller grill is 1 buck. No cheap pork, turkey and such hot dogs right now. Toranots, hot dogs roller bites, cheese burger and breakfast. all 1 buck. With these huge 1/4 pounder dogs for 1 buck.

I have to go test in two weeks for food service. This is odd, but got to have it. the folks that work here will also be testing. We only need one food manager that has a food lic. We feel we will all get them.

Our deli can not open till we get this and the inspector says we can go. If the inspector takes to much time. We will go and just pay the fine.

If any of you are running RT 4 or Hyw 50 around here. Stop in. You can park right on the side of main street. You may see the rest of the famers, doubles and anhydrus tanks parked there. We are a truck freindly town.

I think tomarrow will be great. I will be putting on a pot of chili at 11am when I pitch the gravy. Fun times. Once we get the tobacco and packaged liquer in. That will be a trip.

We opened this am and closed at 9pm. It was a very good day. I think tomarrow will be even much better.

We get our tobacco delivery tomarrow after noon. That was about the biggest asked for thing.

Our first day turned out to be profitable (only barly). With tabocco and new coffee bar comming in Friday. I think we will do well.

We purchased 3 dozen donuts to start. They all sold out. I was shocked about that. Coffee was free for a 8 oz cup.

Our dairy order didn't all come in. Tomarrow looks to be a very busy day.

The bicuts and gravy went over GREAT. The only problem. I only purchased 1 #10 can of the gravy we used today. EVERY one loved it. Tomarrow we are using a new type. I will be buying the canned stuff. Its very high price, but folks liked it. We sold 36 half orders.

This new stuff I got. We ordered from a vendor. It is bagged gravy powed that you add 1.5 gallons of water to and simmer. We have some fresh ground pork we will be adding. I have 8 bags of this stuff.

Tell me Daytrader, how do you manage being on the computer until after midnight and open your store at 4 a.m.? You sure don't get much sleep.
