I had given some thought and research to buying some land in east Tn. Found some interesting deals on the internet in Hancock county. Now I know why!

As a whole, I think property values will increase some more in that region, especially the more scenic ones.

Also ran across info on the net about bad air quality in that area, some issues with TVA. Any comments? (No, not you pawpaw, LOL)

We have coal fired power plants and Tennessee Eastman. Eastman gives Kingsport it's odor. Also in the Lowlands area near Newport we have the Enka Co. which makes a lovely smell while making rayon.

Moving to Tennesse, Land questions

I'm just back from visiting a freind in Oakdale TN, about 1 hr west of Knoxville. I looked at a bunch of real estate ads while there and there seems to be some decently priced aceage in the area ($1000 an acre or so). Also over towards Crossville if you stay out of the developing areas of town. She finds it a decent place to live. Took her a while to make friends ( most of whom she met at church) and she had to adjust to the slow pace. You can get to Knoxville for work if you need too. Her daughter works in Oak Ridge and her SIL in Crossville. They are not getting rich but can manage OK and have good benefits.
I'm in SW Va and had investigated the Sneedville TN area before buying here. The prices of real estate looked tempting but we didn't find much else to draw us to that area.

i could tell you more than you want to know about air quality in the smokies. just google air and tva and you'll find out.

let's clarify something here, bee.

that smell is from morristown, not newport.

newport gets blamed for too much stuff they didn't do anyway. actually, it suits me we get blamed for being scary and mean- keeps the riff-raff out.

some friends are considering resuming the practice of burning the houses of newcomers, as they seem to be sneaking in the back door. (just kidding)

I said near Newport, not in Newport. I would judge it to be between Morristown and Newport. You do have to admit it's a lovely odor. In most cases the riff raff doesn't have to be kept out, it's here already.
The economy of E. Tn is good right now but much of it is at the expense of the environment.

The best advice I could give anyone is to read the paper, speak to the real people that live in the area (not the real estate or chamber of commerce) and then you will know less than half of what you need to know about an area. You can only really know by living somewhere if it will be OK for you.

We have 102 acres for sale in Huntland, Tennessee. It is exactly one hour from Nashville. Quite, end of the road piece of property that has a creek running around it. The property is shaped like a horseshoe and the creek runs around the horseshoe shape with the road being the open portion of the horseshoe. It also has a year round spring. If you are interested, let me know. I did try to contact you on your site but was unable to get an email address or anything.

Well, at least I know it wasn't just me the realtor pointed in the direction of the property and that's all. We never did find any of it. I was with a white, male friend of mine. I don't think I would have looked as long as I did without him being there. He's a gun toting, big redneck (great guy). I talked to a man today in Tazwell, VA. He is black man married to a white woman and they just moved there from CA. He has the area is more diverse than in TN and the people are very nice. I might look into getting some land there for the future. Also, looking at WA for the future too.

Maybe the western states are a it more up your alley?
People out west are more tolerant, more friendly to strangers and more normal.
Nothing against the south or even the east, but there's too many people there.
Not sure how this got to this point? I like TN. I have lived in TN before. I am not an "X-erner" wanting to change anyone. I actually want to be left alone. I want a piece of land that I can homestead on. It can be vertical, just not all of it.

I found TONS of great properties, they just weren't for sale... So, I know they exist.

I didn't know everybody was going to be so sensitive about Tennessee.
All I meant was that if nothing about the area suits you, look in a different area.
Personally, I'm glad so many people like to pack together in clumps so they don't overrun the rest of us. I would have to agree about Colorado, at least the front range. It's mostly full of Californians trying to bring California to Colorado.
The rest of Colorado isn't so bad, and any state you go to if you hang around the cities, it's going to be bad.

TN is wonderful and some of the stories are true and some are not. We had property in Sevierville for a number of years and the man that sold it to us was from Newport. He ALWAYS carried his gun and told us to stay out of certain areas especially after dark and I'm sure he knew what he was talking about. We loved E. TN, but it's too darn crowded now and everyone thinks their land is worth it's weight in gold _ pigeon Forge is what did it. We were just in Servierville/Pigeon Forge/Gatlinburg area a couple of weekends ago and leaving on Sunday was an adventure. It takes about 2 hours to get off of 441 on to 66 then it took another 2 hours to get to the interstate. Hwy 66 NEVER use to be that bad. We live in Warren County. It's at the base of the cumberland mountains so we have plenty of usable land, or you can go to Spencer, sparta,Cookeville or Crossville and get mountains. Dunlap is beautiful and only about 30 - 45 minutes from Chattanooga, but beware.... they just had an article in the newspaper about how that area and the cumberland plateau are the next booming towns, so all the land is over priced. Warren County, Cannon County and Coffee county are all about 1 to 1 1/2 hours drive from either Chattanooga or Nashville. Good luck on your search.

We visited Gatlinburg while we were there and you are right. That place became a tourist town. We really liked Sneedville. The biggest concern I have with the land we really like is concrete... How does one get a concrete truck up a steep driveway? I would need quite a bit of concrete for my basement... hummm

Money! That's all it takes to get anything anywhere. You can pull a half full concrete truck in with a dozer, full would pour out the back on the way up. I have seen it done with a helicopter if you want it bad enough and have the bucks anything is possible.
