An option for affordable housing?

Do any of you have any experience using the USDA Rural Development housing loan program?

It might be an option for someone who doesn't have a whole lot of money for a down payment. My understanding is the property has to be in pretty good condition before they approve any loan; which is a protection to the buyer because you don't want any unpleasant surprises.
