mls 1597109 Okla
It looks like a trailer on 7 3/4 acres, $66.7. What do you think? IF it is, that DCs it for me. ALSO, I can only see one pic. Don't know if theres more or not. Supposed to be built in 01, but looks much older. No inside pics tells me something too.

10 pages into a Google search on the number and all I am getting is homes in NV and VA.
Finally found it, if this is the place you are talking about, it is definately a trailer house, and looks to be in rough shape.

I hope you don't mind me chiming in. It does show pictures of the inside and they don't look that bad. A bit stuck back in time, so upgrades are needed. But it's not in rough shape(as far as I can see from the pictures) inside. Outside needs some help, but don't most homes? Not sure what the market is like out there, but here that price would be unheard of. It looks like a great deal to me just based off land alone.

I think it's not that bad. Some evidence of neglect, but it may have been sitting empty for a couple years. Looks like electric is in place, no VISIBLE leaks under windows. From what ceilings I see, I don't see leaks in the ceiling, or water marks.
Bill, if you go to check it out, pay particular attention under windows and in front of doors for soft floor, something to ALWAYS been on the look out for in trailers.

The add states it is mobile/manufactured, which means there is little to no chance he can get a mortgage loan on it. The skirting alone gives away that at least part of it is/was a mobile home and it looks to have been added on to. I saw the inside pictures, didn't look real bad, but the front door isn't even level you can see light coming in over the top of the door.

Thanks guys. just talked to REA to confirm that it was a no go IF it was a single wide. She said double wides are do able.
I guess the selling season is starting to open up. YAAAAAAAAAAAAAY

You can see by the square feet of the house (2000 plus) that it has to be a doublewide. Unless the home can be lived in the price per acre would be rather more than I would want to pay.

If you look at the pictures it is a double-wide . Looks to be in pretty decent shape to me . The door with light showing over top may be partially open . It does need some sprucing up outside . Might be worth a look if the land suits you .

Doublewide with 2 X 4 construction. Outside (vinyl? siding) looks to need power washing except for the front peak where there is no siding. Nice porch. The vinyl skirting needs to be fixed - not a large problem. The inside has those vinyl panels for walls rather than tape and texture. Fireplace is a prefab. Carpeting looks like it just needs shampooing. Kitchen cabinets look to be in OK condition. Just remember they are not real wood - pressboard(?) with a wood look vinyl covering. House looks to be in good condition for being built in 2001. Will probably need re-roofing within the next few years.
My concern would be how long it's been vacant and if it's going to be a short sale or foreclosure. You CAN get financing! Easier if it's not bank owned. You must make sure it's tied down. I think it's every 8 feet these days, not like they did it in 2001 - just the 4 corners.
Here's 2 lenders: 21st Mortgage Corp and Vanderbilt Mtg. & Finance. Both finance doublewides if attached to the land. Your interest rate will be a few points higher.

Bill, go to showmystreet.com and type in the address...should show up as the place in the middle. Few outbuildings, lot of trees.

Bill, look at this.. I would say it's the one on the left based on the roofline. Both appear to have other buildings. Those on the left look like single wide mobiles or storage trailers
