hello again! Ideas needed on shop space roi

I am looking at purchasing a new piece of ground that has a fairly large shop on it. I have a plethora of ideas for the land but am looking for ideas for the shop that will generate income and help make the payment on the property. It is about 8000-10000 ft2. Three phase power, well, outdoor storage, close access to highway but not good frontage so retail is hard. Payment on whole property is about 800 a month. Any ideas thanks

You could turn it in to a machine shop.

Storage rental. Boats, RVs or partition it off for individual spaces.

Tractor and implements repair shop. Well if you have any knowledge of that stuff.

Zoning, location, and insurance have a lot to say.

What are you allowed to do on this property?

What will the insurance be with various options of storage, commercial or retail operations?

Are you looking at this as an investment, or are you wanting to live there, operate it yourself, rent it out and nevr be near the property, etc.

Is it on a busy road, or the back woods. Is there need for car repairers, or farm repairers, or .....

Whole big lot of options, its a wide open question.
