Interested in land.

Want land in TN, KY, or MO. Want to but 5-10 acres. Any ideas folks?

ideas on what? which state is better? other size of acres? what are you wanting to do on said land? mow grass? raise sheep? grow pumpkins? lol! Welcome to the forum!!!

So does every other person. In lots of areas you will have to "out do" the other folks. I just bought 50 acres that joined my home farm. 7 acres of native grass, very secluded, the rest timber with a stream running the full length of it. Wonderful hunting, has electric. Central Mo. $125,000. Think bigger, buy it,then split it up and get your site for free.

Research, research, research then visit. What is your budget? What part of the states are you interested in? What counties? What do you need to have on the property? Electric? Well? Running water (spring, creek)? Pasture? Woods?

Friend of mine decided to move back to Missouri. Decided what county and what was needed on the property? Entered Land For Sale and the county that was wanted and started looking. Came down on a Sunday with a list of properties to look at. Sign contract on Tuesday. Went back to sell property and will be moving here in March.

We researched intensively for over a year before purchasing our current farm. That meant getting into the car and looking at every piece of available land that looked like a possibility until we found the one that met all the criteria for our needs.

Been checking. Most areas fit, and whether the ground is infertile or not, I will see if I can infuse it with trace minerals. I have done plenty of research.

If you had done plenty of research you wouldn't be asking these genericly simplistic questions. Why don't you do some of the real legwork, and get back to us after you actually have something to talk about.

Take some trips to TN, KY and MO and see what you like. Realtor.com and Zillow are fine for poking around online but you'll never really get a "feel" for an area until you go there.

Some stuff is just different. If you are working, you'll like that TN doesn't have an income tax. If you live off of interest and dividends, you won't be happy with TN because of the Hall Tax. I'm sure KY and MO have little things about them as well that don't necessarily come up... things like personal property taxes, that kind of thing.

In different parts of those states, you'll also find differences in things like gas and oil wells, whether you can find decent water from a drilled well, whether you can find decent soil (yes, I know you can build up soil but it sure helps to have something reasonable to start with), whether the land is heavily sloped or very rocky, that kind of thing. Huge variations in rather small areas and I doubt you'd be able to get a feel for that online.

The culture may be a little different in each of those places, too. You might find that an area you like the land in may have people there that you don't get along well with. (It happens sometimes.)

You might want to consider seeing if you can find a place to rent for a while in an area you think you'd like to be. Sounds like throwing money away but once you're there, you can find out all kinds of things you probably wouldn't otherwise. Things like, "Oh, there are a lot of druggies in that area" or "stay in your car in that area because there are moonshiners in those hills and they know how to shoot strangers" or even "that spot seems to get a lot more rain and snow than any other spot in the county" (microclimates). Moving in from out of state and knowing no one, those kinds of things wouldn't likely come out until you've already laid down your money and started making your payments.

Welcome to the site.

Folks like to help, but when they get very vague round about questions, they tend to come up with rather belittling replies.

I'm a big offender of that!

So don't mind the idle stuff, its coming from good folk a bit confused by your question.

I don't know anything about the areas you are looking at, and also not sure of your question, I think it is more of a want ad to see if anyone has something to sell? These forums are more for questions and help, than to actually buy/sell so you likely won't get much action in this forum.

Infertile soil, now there is something I know a tiny bit about.

Often it needs nutrients, only a few of which are minerals exactly. P, K, N, sulfur, adjust the right ph if its low, if you really get into it work on the my and calcium and their relationships to each other.

Many organic folk just want to add manure and figure everything sorts itself out; it takes a bit more work than that and some math to really get to the nuts and bolts of it and get some good healthy soil in a few years. Its a balancing act.

all I'm familiar with is Mich..and there is quite a lot of land avail near me..mostly with houses and barns...what $ area you looking to spend..I could look up some spots

Plenty of small acreage available in SW MO. Plenty of rocks too, but nothing that can't be overcome.
