More on due diligence

The subject of due diligence was discussed on a radio show I briefly listened to while in the vehicle. They covered the usual subjects of easements being recorded. They also talked about liens for various things such as HOA liens, tax liens,etc., being recorded. What got my attention was that sometimes inaccurate liens were discovered, such as tax lien placed on someone's property when it was supposed to be placed on the adjoining property owned by someone else. In one case the wrong property was foreclosed on. It seems that it is too easy for some private individual or careless government employee to place liens, etc on property and that a lot of checking is necessery for safe property ownership and transfer of property..
