Missed out by juuuuuust that much

3 days. Me and DS and DGS went out looking for a place yesterday. Boy had done his homework and there was only one place to be found. We found it. GREAT FANTASTIC 10 acres. house in like new shape. Vacant for $57.500. Called on it, and we were 3 days late. Contract pending. Dang thing is, 1 week ago, me and DD went down the same road, and right past the property on the W side. They didn't have a sign posted there, just on the S side of the property at the driveway. DD Didn't check out to see if anything was available for we headed out.

Have you asked about putting a contingent contract on it? Sometimes you can put a contingent (I think that's what they are called) contract on a home in contract so that you will be the next up if the first contract falls through for whatever reason.

I think what you mean is a backup contract... if the first sale falls through for some reason you then have a contract.... if the first sale goes through... you are in the same place you are now... without.

I asked both my realtor AND a realtor at the co the place was listed under. Both said I couldn't do that.

Even if you can't get any kind of contingent contract, be sure to let the realtor(s) know that you ARE interested in the place should the first people not be able to follow through with the sale. It does happen sometimes. And if they are familiar with you and know you want it, you'll hear from them if something happens. They want to make a sale so they can get paid.

Don't know about OK but its a common practice in many states.

I let both mine and the realitor that has it know I was VERY interested in it.

Bill,

You can sign up for an email notification when property come available based on your parameters from Realtor.com.

Here is one I did using Collinsville, Ok and a 25 mile radius. It shows one or two of the ones you have looked at. There is a link you can click and sign up for email notifications when a property pops up or a change in a listing. You can change Collinsville to another city that is central to your search area that may give you more. Ignore the featured listings, just scroll down to the ones you want to look at.

Yes, this happens. DD and DSIL got pre-approved for a housing loan. They signed a contract on a house, and were told by the lender that everything had been approved. Then on the afternoon before the closing day, the lender discovered some sort of technicality. Also, the potential buyers could change their minds.
