Teriffic buy!

I put this here instead of the real estate thread because it won't last long, and I suspect it might be the perfect place for somone out there.

We would love to have this property, but we can't deal with mobile homes and since we are retiring, we don't have the money to buy the place and build a house both. If we were younger and had a job in the area, we would live in the mobile home and build as we went, but alas, that won't work for us now. This land has some real great soil in the fields and bottom land which is unusual in that most land in southern Missouri is mostly gravel or rock.

The mobile home has an living room added on. The cottage looks great from the outside, but is a dump inside, so there was no adding on to that for us. The floors (and proabaly the joists would need replacing). This place not only has year round running water (not the usuall "wet weather" creek) but has frost proof hydrants at the barn an 3 other locations. The barn looks rough but actually is in pretty good conditon other than needings some roof coating.

There is also and old root/storm cellar although the front of it is grown up in brambles, not to mention a chain link dog kennel with a large welded wire pen attached. (Great posts and wire to move elsewhere for a pen if you don't need to fence in a dog). There are also two small "portable" buildings... I think one can be seen in the pictures.

It is a bit far away to commute to Springfield, but not impossible. The two main fields are newley fenced as is part of the farm perimeter.

It would be pefrect for someone... check it out. This kind of acreage with live water is almost unheard of for this price. Oh, the mineral rights are included also in case any one is wondering.

I have no affliation or gain whatsoever with the realator... just couldn't make it work for us so though it might be great for somone else.

Wow! Over a hundred beautiful acres for 118,000. That is a steal! Just think, if a like minded person had 20% to put down and financed the remaining 94,400 @ 4% for a 30yr fixed mtg, they would have a farm and all that acreage for a 450.00 a month plus taxes and insurance. I don't live in the area or I would be looking at it myself. Looks like a dream to me : )

The only thing that bothers me about property with water running through or even standing is the EPA... not to be a downer but point out as many perks as it brings it also
bring other issues.

I think you miss read, the price is $170,000. There are 118 acres.

The EPA can mess with a person just for having an unmounted tire laying around, or a vehicle up on blocks, or a thousand other things if they put their mind to it. One can't dam the creek, or dig gravel out of it (without a Missouri DNR permit)

There is not one of the people on here they couldn't hassle if they wanted to. That is regrettably the present condition of the country. Which is exactly why I would like a place with live water.

Thats true enough , though with water your far more likely to garner a visit then a couple tires.

We have a camp ground around the way did some improvements and "destroyed a wetland" well they had to redo that wetland else where or correct what they had done. turned into a nightmare as they had to not only deal with the epa goons but the State epa, the County, and Township.

Its crazy stuff.

And what I was pointing out.

Best to explore the statues and make sure your plan fits, just like checking out neighbors before you commit.

Far too many people just assume and you know what they say about that.

We moved here all the neighbors where great, then two died.... well one new one is tops and the other bottom of the barrel.

I suppose my point with that is you can only pick your neighbors when you move in, after well... but the same can be said of laws and regulations.

Technically we lie in a water shed. shoot most of Michigan's a water shed.

Though we don't have standing water the two neighbors do.

By local ordinance we could run cattle in the back paddock but Fed regulations would not allow it. even though the swale is man made...

I'm not sure even if I showed historical use it would fly? (grandfather clause)
It all boils down to money and time, Judges only wish to talk to Lawyers,Lawyers are paid by the hour and seek as many hours as possible. Most are known to each other and many belong to the same organizations as well.

Just pointing out that all that glitters is not gold, more or less and trying to keep it to a hum rather then a full blown sermon.

I belive the term is "Due Diligence" and the saying would be look before you leap!
