is a trailor 28 years old with mold worth 4000?

I live near this trailor 2011, the owners left iit in the middle of the night after gutting it. And leaving full of trash. It has a very leaky roof, a full ceiling in the landry room of mold. Soft floors in spots,cracked windows. A rusted propane furance. When it was first left. They were asking 4,900 , now two years later more damage by being empty want 4000. Would you consider that over priced. Needs roof,some flooring,furance, not sure about plumbing.windows. And other stuff I ' m sure. I ' d like it but I m thinking 4000 grand is too much. I can slowly bring it back to life while living with my mom next.

I might buy it for the septic, electric, and land it sits on, but the trailer itself seems like a disaster to me. What kind of money would it take to fix it?

Its in trailor park no land. But its next door to my elderly mom and i think about ten grand roughly.

Way to much money for me. If you are going to drop 4 grand then replace the roof, fix the mold issue correctly, and all the other items you mention, it is going to add up.

I take it you have some carpentry/wood work skills? Would you be doing that work yourself or with help?

If so, for that amount of money, I would look to build, get a nice tight shell up and build the inside as you go.

If you want something portable then I would look around some more, but believe me, taking care of a mold issue gets intense.

From your description, I wouldn't take it if they paid me 4,000 to haul it off. You're pretty much getting nothing that wouldn't take a complete rebuild from the frame up....pass on this.

Around here they would be offering it for free to anyone who was willing to remove it. If it's in a park then the park probably would prefer it gone and a nicer, newer, less-of-an-eyesore trailer put in it's place. I'd be surprised if you couldn't find a better trailer for $4000!

Here that would be scrapped out and turned into a hay trailer or some such, with roof leak and other issues it is maybe $700 if you can scrap out enough metal and it has good axles under it.

$4000 is nuts, you must have looked too interested the first time.

From time to time, folks walk away from older mobile homs in trailer parks. I looked at a few a couple years ago. I was thinking of temporary storage. The trailer park wanted them gone and it cost them some money getting ownership through the courts.
$500 was the going price.
A trailer with a leaky roof, rotted floor and mold is worthless. IMHO. Takes more effort to scrap what it is made of than what it will cost to get rid of the parts with no scrap value.

Not to mention mold can cause serious health issues and I'd venture to say impossible to completely remove from any porous material. I spent a wet 8 months cooking inside an old moldy freebie trailer at a monastery and still have health problems from it. Not worth it.

No way... I used to own one that I paid $1600 for... and it didn't need anything other than the roof coated... Lived there a couple years and sold it for what I bought it for..

Should have noticed your username, duh. You ARE around here! That place has burst pipes and all the associated damage.
Look in Uncle Henry's or something for trailer listings, see if you can find something that sounds decent advertised for your price range- under $4000. Then call a couple guys (I'm sure there are about 4 of them in your general area. Ask around) who do scrap metal or junk-outs. Just guys, with trucks and grubby hands, usually. See what they'd pay for that trailer, just hypothetically. See if they'd be paid to take it away, which is more likely.
Armed with all of that info you can talk to the park and tell them that you'd kind of like to move a better trailer to the lot, try to negotiate it so THEY remove the burnt out one.

Remember, this is an eyesore on their property, and they are collecting no $lot rent$ on it. If you were bringing in your own nicer trailer you'd be likely to also be bringing in some long term lot rent... so your best interest (nice home near your mom) also works in their best interest (long term tenant in attractive trailer).

The presence of mold in most buildings is really not that much of an issue unless the structure interior looks like the inside of a lab petri dish as all structures have levels of black mold around drain and wet wall areas, air conditioning units and of course generally refrigerator doors.

As far as a 28 year old trailer being worth $4000, one that doesn't leak and is in good shape could easily be worth that price. The 14 by 70 foot 1979 model trailer my parents bought and my mother still lives in was appraised by her homeowner insurance company two years ago at being worth $38000 toward replacement because it was set on a block foundation on the scraped to hardpan set up area and was roofed over with a second tin roof to provide an insulated attic space. Not a bad appreciation for a mobile home purchased in 1982 for $3200 and an additional $600 for roofing over.

The trailer your describing sounds as if it would only be worth scrapping out of the aluminum and possible use as a hay roll flatbed frame if it isn't too wide. If scrapped out and converted $800 to $2500 would be an appropriate price range.

I bought a 30 year old trailer, 2 years ago, for $500.
The windows are tight, the floor and roof are strong, the floor vinyl has no holes, stains, etc. The decor was dated, but that was about its biggest sin.

Honestly, OP, what you're describing I wouldn't even take for free!

Not worth the time it would take to scrap it if you had it free and where you could work on it. The axles and wheels are probably not even under it.

It would be free if someone would take it away, here. You can find single wides that people live while building a house free if you move it. Most of them are in very good condition.

The value of the trailer lies in the location. It's in a park, already set-up and it's close to your mom. Yea, it will probably cost a bunch to fix it up, but how else are you gonna get a trailer next to her? My advice - offer $2000 for a quick cash sale and go from there, if you really need to be in that location.

Where we are at in mn lot of trailer parks give them trailers away for free and they give fixer uppers like we got. We did carpet and wood flooring and redo the bath room. Personally that is scrapper material round here.
