Farm liability insurance
I never thought I'd have to buy liability insurance on my ranch, but now a days I can't afford not to. I had thieves break in on Christmas eve before I was living on the ranch. If one of those low lifes had hurt themselves while trying to steal my 4 wheelers they could have sued me. Wrong, but reality.
Then I had a guy tell me that he sure did like my place.....he'd been riding his 4 wheeler here, with permission of the person that had the pasture leased, and had broken his foot when he crashed his 4 wheeler. My heart skipped a beat. He could have sued. I am actively enforcing no trespassing(and have told the current leassee nobody on here but cows), but I can't be everywhere at once. This is a good sized piece of land and the other side of it is about 3 miles away. I can't be on patrol all the time. I've been living on my place for a bit over a month now and the instances of folks trespassing has been pretty high. I felt I needed to get liability insurance in order to protect my land.
Basically if you aren't dirt poor you can't afford to be without liability insurance in this day and time of outrageous jury awards. Danged frustrating!
